Real estate professionals, real estate investors, and small business owners and managers hire me for a variety of related services. These range from applying my years of market research experience toward creating unique content for websites, blogs, and social media to personal or company branding. Some hire me to help get real estate transactions done. My experience in creating case studies, feasibility studies, and property profiles (for commercial and residential) combines with being able to assist in producing webinars, simple videos, eBooks and white papers. I "create opportunities" through detailed market research, knowing that more than "running the numbers" needs to be applied when researching a property or investment opportunity. In addition, a tech team providing virtual reality tours, interactive virtual staging, and advance renderings came to me for creating their Sales/Operations Manual along with website and blog content. Real estate developers hire me to create their sales and marketing campaigns for specific properties, often utilizing this technology when customized for their properties and marketing challenges. My market research skills have been utilized to help with identifying properties which meet investor or broker criteria, attracting additional investors or partners, and producing data which helps in the selling or leasing process. In addition, I have created entire marketing programs, such as helping real estate brokers to more closely serve local investors, producing a webinar series, and leading demonstrations at various retail locations. I'm happy to share examples of completed projects! One investor group owned and had turned around two apartment buildings to positive cash flow. They identified another building they wished to acquire and needed funding and hired me. The Proposal I put together included what they did to improve Building #1, then the same for Building #2, and their similar projects for the new property. I added in market research about the neighborhood, also showing the demand for rentals. Next, I showed the background of the owners and the company. The next section was to show their financial stability and loans satisfied to be able to send to banks and lenders. I then did a separate "interchangeable" section showing an investor the project ROI within five years. Doing so enabled the owners to submit separate but pertinent proposals to lenders and to investors, doubling their changes of securing the funds they needed. Another investor group hired me to create marketing campaigns target distressed single-family homeowners in specific communities. The campaign resulted in attracting an increased amount of potential sellers interested in obtaining a cash offer. Earlier in my career, I taught part-time for seven semesters at Columbia College Chicago, served two years on the school's Alumni Board, and participated in various chamber of commerce committees. A personal highlight was being chosen "Business Person of the Year" by the Los Angeles Area Chamber of Commerce. I'm one that understands the importance of meeting deadlines, double checking my work before it goes out, and adjusting early on to the needs of my clients. More importantly, I don't need to be micro managed. The best way is to lay out the project and the deadline(s) and let me take charge.
