Currently managing 12 short term rental properties in a large city. I'm a co-host under the main property manager, but our company manages over 4,000 rental properties across the city so the Air Bnb properties are my responsibility. My responsibilities as a co-host include- - Approving (or denying) reservation requests based on guests previous reviews and or their reason for booking. - Creating a weekly schedule (every Monday) for the cleaning crew so they can prepare for the week as much as possible, but I also text and email when a last minute booking is accepted, as well as send a text to the cleaning crews each morning to ensure we're all on the same page. - Approving accuracy of invoices turned in each week by cleaning crews. - Communicate with all guests from inquiries to checking out. - Complete all reviews after the unit has been cleaned and cleaners have reported back condition of the home and whether or not guests followed house rules like starting dishwasher, washer, bagging trash, etc. - Schedule all repairs with maintenance crew; making sure to book around existing reservations to ensure not disturbances are caused to guests. - Update listings daily; adjusting prices, editing property details, editing pictures. - When needed, I handle any issues requiring communication with Air Bnb support. - Keep track of inventory; order all supplies in bulk and check with cleaning crew weekly to ensure supplies are stocked. - Create guidebooks for listing to provide to guests. - Visit Air Bnb's routinely to check for damages, items missing (dishes, silverware, towels), deep clean, ensure cleaning crew is following protocol, and make sure exterior of home is clean and presentable. I've been working with Air Bnb's for the last few years from cleaning multiple units daily to managing up to 12 properties at a time. My response rate is great, usually immediately, even the messages that come through in the middle of the night. I work from home mostly, but also have a hotspot in my car to guarantee availability when I'm doing day to day things. I've been praised for my communication skills, ability to handle guests who are upset while remaining level headed, and my ability to problem solve. I understand that each owner has their own preferences when it comes to their properties and I agree to follow their specific rules. Happy to do as little or as much when it comes to co-hosting and willing to learn your way of successfully managing a property. I do not make any big decisions without consulting with owner or host and will not over step, make exceptions, or treat your property any differently than expected to if hired. - -Time Management
