My wife and I just purchased an apartment in Europe. It is 90 square meters, which works out to about 968 square feet. The apartment is in Russia, and the way things work there, you purchase a blank canvas, and then design what you want.
In other words, we're buying four walls, and then we need to design 100% of what makes us happy.
You do NOT need any knowledge of Russian or foreign construction methods for this project.
If you look at the file attached here, my apartment is the one in the upper right corner. You don't need to read any Russian for this project. The project builders have provided a sample lay out, but it's not what me and my wife are looking for.
All the measurements are in meters, and your final work product also needs to be in meters.
Additionally, you should know that at the top, to the right of the staircase, we have a small balcony. I am not 100% sure, but I think we may also have another tiny balcony in the upper right corner as well. We also have a bathroom in the lower left corner near the staircase.
I need you to import / redesign this into your own CAD software and then work with me and my wife to come up with a layout that we like. I am sure you will have some clarifying questions along the way... like do we really have two balconies or not? We will collect all those questions and ask them of the builders so that you have all the information necessary to help us with this task.
In terms of what my wife and I are hoping for, we want:
A) Open floor plan between the kitchen and entertainment room
B) Three bedrooms: Two bedrooms that can accommodate queen sized beds, and one smaller bedroom that can accommodate a twin bed. (I believe the minimum "comfortable" sizes for a bedroom that can support beds of this size w/o feeling cramped are 10 x 12 for the queen and 10 x 8 for the twin bed. These are in feet, and you'll have to convert to meters once this project is done.)
C) Second bathroom; it might be a half-bath (powder room), or it might be a small full bath built into one of the bedrooms.
I know that we don't have a whole lot of room to work with here, and my wife and I are very pragmatic. We're looking for a creative partner who can work with us to make the trade-offs we know we're going to have to make.
One final note: This is not our primary residence. It is more of a summer home. Also, that third bedroom will double as my private office while we are out of the country. I don't think that makes a difference in terms of design, but I wanted you to know that.
