RE Broker needs assistance valuating Properties

I'm the Buyers Agent for an Investment Company who buys discounted Properties including: Short Sales, NOD's, NTS', Foreclosures and Probates. We buy the Houses at a discount, rehab the Houses and sell the Houses at Retail. I receive about 20-30 Houses a day to review and determine if the are being sold at a good discount. Some are Houses are good deals but, the majority of them are not good deals... I need someone to help me determine the After Repair Value of each House so I can know if the Investor would be interested in making an Offer to the Listing Agent.

I do not need a full BPO or a CMA, I'm looking for more of an "Informal" Brokers Price Opinion (After Repair Value) based on "Standard" retail sales in the immediate area, In addition, I have developed a Pro Forma that gives me an approximation of repair values based on the age of the House and interior square footage. Once we determine the Purchase price, repair cost and the ARV. We can determine if the Investment doesn't meet, or exceeds our Investment goals.  

The Candidate will be analyzing 30-50+ Houses a day and each House that you Analyze should not take more than 15+/- minutes.

Once we submit an Offer to the Listing Agent, it will be the Candidates responsibility to follow-up on the Offer to find out what is needed to move forward and Close the deal.

Summary of responsibilities:
Copy / paste MLS numbers into a valuation Software
Remove all comparable Short Sale, REO and Probate Properties
Insert discount settings to determine potential equity
Compare all Standard Sales in area to the subject Property
Choose correct comparable Properties to subject Property
Determine ARV based on Software algorithms
Run additional feasibility test on MS Excel based on the following:
1) Year Built
2) Square footage
3) List price
4) After Repair Value
Pass: Yes / No
If yes, immediately print Pro Forma and MLS Sheet as .pdf and email to Broker. Click on “Save” button. Move to next Property.
If no, Click on “Pass for Now” button. Move to next Property.
