Design Small Oriental/Korean Styled "City Cabin" with a broad cupola, on Walkout Lot, With 2 Master BR & Garage Beneath (around 900 square feet +- on main level) with 2 master suites. It is intended to be a Carriage House design. Need to design specific to site, which is a walkout site, featuring a 12% slope, a survey was recently completed, together with topos. It must also be designed according to a specific municipal checklist.
Must include, electrical design, plumbing, HVAC, etc. Need to be planned for 2" x 6" wood framed construction and 6 inch ICF walls, so that we may send plans out for bid for either type of construction. Requires cross sections as if building was cut down the middle of a wall to illustrate profile of building for municipality. The broad cupola will feature operational windows on all sides, with a decorated (on the exterior, for aesthetics), reversible barn fan, facing the North side (to aid with whole house ventilation), it must be wired for switching from a convenient location on the wall below.
The lot has a major street on the north side, with an undeveloped street that's used as more of an alley/parking lot on the south side, and a 12 foot alley seperating it from the lot on the east side.
The focal point of the house must be on the south west side, with an orientation of the front, toward the north. The top portion will contain the 2 bedrooms with 2 full baths, 1/2 bath, pantry, laundry, study room, and have an open, eat-in kitchen, combined with modest sized living room. The lower area, will have a 2.5 car garage, with the bay doors facing south. Behind the garage bay, there must be a seperate area for a utility room and a guest bedroom with full bathroom. This room will serve 2 other purposes: entertainment and tornado storm shelter.
Must include electrical design as well as plumbing. We intend to use Pex tubing with copper fittings for the plumbing. Must also include HVAC design. We intend to use either, electric baseboard heat; electric or gas boiler heat (like a Munchkin unit, for instance) along with a mini-split air to air heat exchanger for heating/cooling (too cold in Minnesota to use without supplementary heating system); we'll supplement with a wood burning stove (we have abundant firewood), an inexpensive alternative. Since only the range hood and gas dryer will employ ventilation to the outside and no ductwork will be used, we need to determine the best method of implementing an air exchanger or another device for whole house ventilation.
The electrical design must also include flush mounted speaker orientation and mounting for sound system through-out house, with seperate controls for each major area (we had a larger house that had 3 control, 1 for each level and that worked fine). Also, the electrical design must include Computer LAN hardwire design (not just wireless); telephone (VOIP); cell phone booster (we're in a RF dead zone); digital TV antennae; solar system; natural gas powered backup generator (considering going entirely off-grid) this will require plumbing for gas and wiring the electrical panels and integrated power conditioning for solar system.
The building will be within the municipality of St. Paul, Minnesota and all of the guidelines for building within the city, must be adhered to within the plan as part of the scope of work for this project.
All plans must be submitted with any and all written narrative descriptions in MS Word Format; Reproduceable ADOBE PDF documents able to printed oversized and 11" x 17"; Electronic Cad File and other popular reproduceable formats so that they may be altered and printed as may be necessary.
Checklists will be provided via Odesk, email and/or Dropbox, Bitcasa, etc., so please provide your email addresses, telephone number and SKYPE id.
If you have an oriental styled design, even if it's a work in progress, please submit it with your qualifications, it will greatly influence the selection process.
Thank you, in advance, we're looking forward to reviewing your qualifications!
