I am renting out 2 houses and needs help with answering emails, text, coordinating repair, and editing google documents with tenant information from time to time.
-Monthly Email (reminder about rent + updates if any)
-Random Email Replies: if they have question (wifi password, fridge is full where I put my stuff, neighbor making loud noise, etc)
- Text from tenants is random (they should be replied within 12 hours)
-Mouse in the house. Use website Thumbtack to get quotes from freelance specialist. Use one with good reviews and low price. Schedule a time with tenants, me, and the specialist.
-Fridge is not working. Get quote for repair, and check price on fridge.
Edit documents when tenants move out or move in. Update their phone number, names, etc. Edit spreadsheet to keep track of who paid rent or not.
Look at pictures and video of properties taken by technician and determine if areas are clean and if repairs are done properly
-Need to be able to use Whatsapp and other Apps (all free on appsstore, easy to learn).
-Email should be replied within 24 hours, text within 12.
-Familiar with Craigslist would be great (helpful with posting ads for new roommates sometime)
-know Chinese would be ideal but google translate will work too
-Work in US EST time zone sometimes
-Willingness to learn/try new things
