I have a development that I am planning to propose to the city planning office in the Gold Coast, Australia. The land that I am looking to develop is currently zoned "Low Impact Industry" which is typically small industrial lots. However I want t to propose a live-work model whereby there is an industrial use on he ground floor, and residential component above where the owners will live/work. Like the draft render attached. The site is very close to other land uses such as mixed use, school, medium density residential etc...so is on the fringe of being mixed use. See attached map with 100 metre radius cicrcles.
I am looking for a freelancer with urban design and demographic skills to identify arguments my team can put forward to convince city planning to allow this...not from only good planning principles, but also the need for a shift in traditional thinking about we view zoning so strictly, especially with the the growth of the live work model due to COVID and other trends.
A planner that could identify any international examples of progressive councils allowing this type of development would be great. I know Auckland Council have approved several.
If there is any modelling or work you would need to develop strong arguments, this can be provided. For example my GIS team can research any type of demographic for the areas including, self employment numbers, age, income etc....All records held by the government.
The arguments provided will be included in my planning report to be submitted.
Experience in persuasive technical writing and fluent English is critical.
I will share my development plans in confidence to the shortlisted freelencers.
