I live in Munich but I would like to start living in San Diego in the winters. I have a short-term rental lined up for all of January 2017 so this 3+ year lease would need to start 1 February 2017. Since I'll only be living at the property during the winter months, I want to sub-lease it as a short-term rental when I'm not there. So, I need an apartment/condo/home: 1. That is in a great location for a short-term rental (i.e., near the beach, near shopping, attractions, and restaurants, etc.), 2. That the owner will allow me to sublease when I'm not there, and, 3. That has no restrictions in the CC&Rs against short-term rentals. You'll use Zillow, Craigslist, and other on-line resources to find apartments, condos, or homes that meet the first criteria, then contact the owners to determine if the property meets the other two requirements. I'll provide you with email templates and talking points for communicating with owners. Once you've found a possible site that meets these requirements, I'll take over the communications from there. Early on, I'll work with you to learn the types of properties that meet the first criteria, and once you're clear on that, you'll be able to select properties and contact owners without needing my help.
