I need someone to manage Airbnb, Flipkey, Homeaway, VRBO, OneFineStay, Wimdu, 9flats and any other short term rental website within your knowledge. Specifically, I would like someone to create a description of the property, post pictures, and manage the property. Each property would be equipped with a lock box with a key and/or password for entry. The manager would be provided a description, pictures and video walkthrough of the property to post. The manager would be provided a contact number for a cleaning service and email address to contact for cleaning. We would even provide back up services in the area. If something mechanical goes wrong, the manager would be provided a contact number for emergency and non emergency repairs. The cleaning service and maintenance personnel would bill our company directly. Each party would just need to know when to administer services before, after, or during the short term tenants stay. The manager would be responsible for providing customer service with the short term stay tenant via email and text. Specifically, we would need the manager to respond to an Airbnb tenant that has questions about the lodging prior to booking. We would need the manager to assist the Airbnb tenant if they had questions during the booking process. We would need the manager to respond to the Airbnb tenant if they had questions during the stay. We would need the manager to respond to questions after the tenant leaves the property. We would need the manager to immediately contact the cleaning service to clean the property. Then restart this process for each rental.
We do expect some call in booking that do not go through the short term stay website. Would you be willing to accept call in booking?
This project would require a person that is highly organized and probably familiar with a management app similar to https://www.pillowhomes.com/pillow.
We would create one dedicated number where all calls were centrally located that accepted text messages. The calls could be taken online or text messages taken online via google voice or ringcentral. We would assign one email address or gmail account for all listings.
At this time, we would expect one listing full time and a second listing only on major holidays.
Budget: we are thinking a 5% management fee. I am not sure on the budget because it would depend on how fast we could rent the property and for how much.
