I need help from a civil engineer to create grading and drainage plans for 1 lot in Sunnyvale, California.
Lot size is 5500 square feet - small lot for a single family new construction house.
The project is to demolish an existing and build a new building. Planning/design application has been approved and we are in the Building Permit phase, which requires a grading/drainage plan.
I'm attaching a site plan. Ignore the pictured slopes as they are wrong. You will need to communicate with my surveyor and provide your requirements to him - for example, you can ask him to survey the site and picture correct slopes, provide topography with X foot contours, land elevations, etc. I can also provide a soil report.
If you are not familiar with California Codes, you will need to research them to do the job correctly.
- Prepare final grading, drainage and erosion control plans for approval by the local agency.
- The plans shall include driveway layout and profile; limits of cut and fill slope; finish grade contours; drainage system; retaining wall layout if needed; and construction elevations for building pad, finish floor, and drainage swale at open space areas.
- The services shall include hydrology and hydraulic calculations; earthwork quantity calculations; and engineer's estimate for construction costs. The plans and calculations shall be prepared in accordance with the local agency's requirements.
