I need help on a daily/weekly basis in pulling comps for properties. We are a real estate inventsment company and we need this information for evalation on whether the property is worth investing in. On a daily or every other day basis, I will send you a property address that I will need comps for. You will have to use Zillow/other real estate webistes to find 3-4 comps and fill out our templates with details descriptions of each of the properties. We will need the templates with the comps sent back within 24 hours. I will provide training and an exact explanation on what I need. If you live in Seattle and can use MLS's Matrix residential property database, I have a job for you. The main task is to run a query in Matrix with parameters I specify for single family residential property sales going back 10-years. The data dump will likely be very large, so you may need to run the query in chunks (like two year windows, by zip code). The tedious part is then to copy and paste each page of tabular data that results from the query, since the download option in Matrix only returns a few fields from the data set. The entire task may take a week or two (an hour or two a day) of manual cutting and pasting, but could be shortened considerably if you know how to screen scrape flat files into Excel (sample file of a previous download attached). The project could be broken up among several freelancers, but the delivered work product (a big spreadsheet) needs to be consistent in quality. The purpose of the project is to create a data set for a housing market study.

I want to give you an address and get back a report with current value based on whatever condition information you can find, after-repaired value (ARV), neighborhood average price, 3-5 comparable sales and a description of the current condition of the property based on what you find on the web. You do not have to estimate repair cost though. Most of the leads are coming from craigs list but we do other marketing also. You should have good knowledge of real estate and how to evaluate property values and how to evaluate whether an opportunity exists for a particular address. turn around time per property should be no more than 30 minutes. I will send you an address, you confirm you receive it, perform the analysis and send me a report. I have a web-based form you can use.
