New Start-up Real Estate Investor Business in need of a freelancer(s) to work as a Real Estate Investor Virtual Assistant with the scope of a real estate locator/ virtual bird-dog/ lead generation for long term ongoing support. Additionally, will need you to initially locate distressed property, perform comparable market analysis, perform property due diligence research of county real property records of court(s) website(s) which may include title searching and examining, data mining/ data entry (You will be required to place all collected data into an excel file & manually input data onto title worksheet in preparation for final submission(s).), use the data to initiate light skip trace of homeowners, cold call prospective distressed homeowners directly by phone and gather survey inquires of their property and thus set up an appointment for my direct follow up. Turning cold leads into warm leads. Thus customer service or sales experience is required. You must feel comfortable on the phone talking with people in fluent conversational English. Additional duties otherwise specified which may include communication through emails, posting ads, social media networking, and completing daily/ weekly sitrep reports.
You will need to have the real estate experience/ knowledge to can look at a real estate property and make a determination of the level of risk. Assess whether the title appears to be clean and low risk or whether there are red flags (examples: bad/ no comps, title encumbers, debts, liens, bankruptcies, etc.). Someone who can think outside the box, do the research and solve problems on their own is necessary.
Initial training manuals and guidance videos will be provided for study for specific processes that you will follow will be provided for the candidate that will be successfully awarded the contract, but you will also need to be able to solve any issues that you encounter. Must possess enough relative real estate experience in order to be a quick study/ fast learner of provide training materials. The training materials will be your resource as to the methods that will be used for locating ideal properties for prospecting. May provide continuous training updates and have regular/ weekly conversations on objectives and results.
Will be an ongoing project that will eventually cover up to over 3000 counties in 1 to 49 States within the US. However, will initially focus on one specific state. More complete details will be provided after successful acquisition of freelancer(s). Will be able to earn performance based incentive bonuses in addition to based salary for loyal long term freelancer. Will most likely need more than one freelancer up to multiple freelancers. Although initially this is a part time position, as the project progresses, full time opportunities may become available.

Very strong attention to details is essentially critical for 100% accuracy due to all collected data to be submitted to a third party company. Automated software tools are greatly encouraged & preferred. However, very strong Quality Control/ Quality Assurance skills are essential.
Additional information to follow during a video/ voice interview. At a minimal must have voice communication tools capability for conducting direct talk interview with a preference of also having video/ voice capability tools via google talk/ hangouts.
Budget for this project is $5 USD per hour or less. Preferably in the $3 to $4 USD per hour range with a working schedule of a minimal of 10 hours up to 35 hours per week. The lower your expected rate, with a combination of a client satisfaction rating of 4.5 or greater, and at least 1000 work hours experience, the greater your chance of an interviewed with a potential for being hired. You will receive a bonus pay out for every lead generation that becomes a successful deal closure. Further specifics discussed during initial interview.
