Call each phone number and fill out a property information sheet(attached). Must make sure that all stars are filled in, and deliver the completed property information sheets to me. Must not reveal any details about my business with the seller. You must appear to be interested in buying their property and represent my company in the process. Try and determine if they are motivated to sell their home. Maybe they had tried to list with a realtor before, or maybe the house needs some repairs and will not sell. Maybe the seller can not afford their mortgage payments and needs to get rid of the house. I need to know how much they think their house is worth, as well as how much they owe on it. I also need to know the number of bedrooms, bathrooms, etc. Be friendly with the seller. I do not want it to sound like a telemarketing scrip and I want the conversations to be friendly but the KEY is to find out their motivation for selling, what their asking price is, how much the owe, and few other things you will see on the sheet I attached.
