I need help with three things: 1) HVAC Design 2) Duct work and piping design for HVAC system. This will change the architecture and structural framework of the rooms. So, I will need help adjusting the design and completing the architectural design. 3) Material and structural Choices for internal architecture. I'm looking for help designing the optimal HVAC system for a commercial warehouse. The warehouse will be split into 10 to 12 rooms. Each room will have its own environmental controls and will be regularly steam cleaned at 120C. 18 to 20 foot ceilings. The goal of the project is to design a very low cost, but efficient and effective system to take an existing empty warehouse and construct a set of 10 to 12 environmentally controlled manufacturing rooms. Each room is controlled separately. Some rooms may be hot (120C), while other rooms are cold (50F) at the same time. Each room is subject to high moisture and water. The last two rooms are cold rooms for storage and shipping. Those rooms will always be cold (35F). I will also need help designing the internal structure more. I will need duct work and piping designed once the HVAC system is decided. I need help figuring out how much the HVAC system will cost. I'm also looking for help on internal architectural design and building code regulations. The rooms need to be water tight and well insulated. So I will need to make important choices of materials to use for each layer of the framing, insulation, wall boards, floors and ceiling. They need to look clean and be easily cleanable. It also needs to be fairly cheap to modify an empty warehouse to achieve this.

I'm looking for someone with commercial building design experience to help me work out the high level costs and design for an industrial manufacturing facility. The work is for a practical business plan. Once the most important high level decisions are made on the design, I'll need help refining the details to make sure we get the design and business plan choices right. It will be important to keep costs low so that startup risk is minimized, but it's also important to get it right so that the hassles caused by mistakes don't derail the business. The building would be built on the United States east coast (West Virginia, Pennsylvania, Delaware, etc). It definitely will not be built any farther north than Pennsylvania. There is a small chance it will be built in California because its investors may want the facility closer to them and there is a good chance they'll be in California. The facility only one floor with at least 15,000 sq ft. and the height of the building must be at least 20 feet inside. It may be desirable to build the ceilings as high as 50 feet. The building needs to have good insulation because the climate inside will be controlled. -1/4th of the building will have large regions refrigerated to 34F. -1/4th of the building will be uncontrolled except to prevent freezing. This portion will have 2 very large (ideally square) storage containers that are dispensed at the bottom. The exact height of the containers depends on the size of the facility it supports but should. -1/4th of the building will be 70F to 320F. Sometimes the room will need to have hot steam piped in to allow air flow while maintaining high temperatures. -The last 1/4th of the building will be broken into 6 rooms that are usually around 50F to 70F and will require lots of AC (during hotter months) or heat (during colder months) to maintain that temperature with sufficient air flow. If you've read this brief, please tell me about projects in the US you've done that make you qualified to advise me on this project.

We are a Rehab Lender. We lend money to borrowers that purchase properties, fix them up and Rehab them to make money. All of our properties are: 1. Single Family 2. Non Occupied 3. Typical rehab is $30,000. Max Rehab is $50K with some acceptations 4. We have a contractor Bid on file but some like to do the rehab themselves We need help with managing the borrower and the contractor, overcoming problems and finding solutions. We want rehab done is the time frame of 1 day per $1,000 of work plus 7 extra days to get ready and get the property on the Market. Lots of borrowers want to do it yourself, that is fine but needs to be done in time or needs to be hired if they can’t meet deadlines. The funds have been put in escrow based on contractor bids. Your Job is as follows; 1. Have a phone call and put a project plan together with the borrower and the General Contractor 2. Minimum of One phone call per week with Borrower and Contractor or Subcontractor. But more than likely 2-3 calls per week. 3. Make sure the project stays on track 4. Collect Draw Request and match them up against the bid to make sure we don’t over pay for items 5. Order Inspections for the property based on Draw Items 6. Approve or Decline Items based on policy for Draw 7. Keep working to get the project done 8. Overcome hurdles or problems to get the work done when there are problems. 9. Get the property done with the borrower, with the contractor, or find new contractor or labors to get the work done and back listed on the market. Don’t allow the project not to get done overcome any hurdles that may come up 10. Lien Release from Contractors 11. An inspection has to be done a minimum of every two weeks. If one has not been done in two weeks then a forced inspection will be mandatory. 12. The Zoning in our neighborhood changed a while back allowing us to build a carriage home above our existing garage. The garage was built 13 years ago out of a 12" By 6" Solid Stone 10' tall walls capped with a 2" by 6". On top of that 2" by 6" there is just a very small attic. The plan is to remove the Roof so that all is remaining is the stone wall and put 9' walls and new trusses, new roof. We are looking for someone that can get these plans drawn up. Ideally you would be certified in Colorado but most likely we will take the plans we have created here to an architecture friend in Colorado to have him certify them. Im sure there are many more details you would need to know and we con get you those as soon as we begin our project.
