I just need an hour or two of a California real estate attorney's time to review the California Residential Lease Agreement that I drafted (using templates online). I am renting out our home to med students, and I just want to make sure we are protected legally. The term is probably going to be 18 months - 2 years only. Few main points I need your feedback/revision: -We have 3 balconies that we have recently inspected, and they are all fine. However, I want to make sure no more than 3 people are in a balcony at the same time. See Section 14. -There are other clauses that seem important like Mold Addendum. I just want to make sure I have not overlooked any other important clauses like that. -Since 5 med students are renting from us, I just want to make sure that Section 21 is sufficient to ensure they are equally responsible to the lease. -Liability clause. I just want to make sure that we have a solid clause in place to protect the landlord from any liability arising from tenants' stupidity. -Revise / edit any clauses as you deem fit.
