Our property is currently a commercial duplex- commercial store on the bottom, with residence on the second floor. The ground floor commercial unit has been recently redesigned.
The second floor residential apartment/condo is 1100 square feet and needs to be redone completely as well as an addition.
As well, we need to add a third floor (our zoning allows a 4rth floor mezzanine with restrictions- i.e 60% of thirds floor area with restrictions etc) condo.
We are the owners, and live on the second floor.
Our style is simultaneously very modern- mixed with classical/antique.
We are looking for an architect who excels at creating flow within an open concept space. We are also looking to create intimate zones within an open concept. The lady of the house enjoys a fireplace even though these are not allowed (natural) in our zoning.
We are major foodies, and need the kitchen to be the primary living/entertaining/ focus of the entire space. We are also looking at incorporating lounging areas/ sunlight (reading/work/ipad) into our space.
We are working on a very tight time budget, and can quickly provide any additional needed photos, measurements and existing floorplans.
We are looking for full service design, material selection, and an architect that can be very hands on- even if very far away (or close). THE PLANS NEED TO BE SIGNED BY A LICENSED QUEBEC ARCHITECT for presentation to the city
In summary- we are looking at a gutting and redesign of a second floor apartment- 1100 square feet plus addition of roughly 300 square feet, as well as full design of a third story apartment with mezzanine of 1400 square feet (on two stories)
