I have a preliminary floor plan and exterior 3d renderings of a custom home, which I now wish to develop completely. The scope of this project will include the points below (you'll be relied upon to identify any deficiencies in this list and appropriately include them in the list of plans and specifications to be created):
Minor revisions to the current floor plans. Develop mezzanine level.
Creation of structural, mechanical and electrical plans and details, including fixtures and equipment
Construction detail elevations and sections, including built in case goods, doors, windows, decorative woodwork, stairs/railings, decks, etc.
Finish detail schedule specifications and drawings (reflected wall/ceiling/floor plans and exterior finishes
Note: I hope to incorporate several energy saving and green initiatives into this project, for which I'll need your expertise and guidance. Features I'd like to consider include insulated concrete forms, rain harvesting (grey and potable water), energy efficient glazing, backup generation, and solar generation.
The home will be constructed in a tropical area with high heat and humidity, termites, and is prone to both earthquakes and typhoons - all aspects of the project will be designed to withstand these challenges.
The end product will include key full color renderings of pertinent views (sufficient to get a good feel for the interior and exterior of the project), and detailed plans and specifications sufficient for code official review, bidding and construction. File documents will be provided to me in both pdf format and original file creation format (such as autoCAD)
Work will be delivered to me in reasonable increments, in order to assure that the project evolves consistent with my vision for the finished project. While I have some strong ideas on what I'd like to have, I also am seeking an architect who is willing to promote his/her own ideas on the project. I believe that the blend of our respective skills and insights will make this a wonderful one of a kind home.
I will rely heavily on you to determine what are the logical steps necessary to complete this project in the most efficient way. I will also rely on you to help identify materials and systems consistent with what is available, desirable and acceptable for building in the Philippines.
All plan documents will bear the necessary stamps and certifications, and will also reflect that the client (myself) is the owner of and retains all rights to any and all uses of plans developed.
A build location and date has NOT been established. The scope of this job does NOT include planning to a specific site and site orientation. Planning should be done in a way that accommodates versatility in site placement/orientation. This job done well may lead to future engagement for construction management for the final project.
Interested candidates are encouraged to provide examples of similar work and must provide a detailed description of what they think are the necessary documents that need to be created, order in which they should be developed, natural progress points within that order list (which will be used for phase payment points). You are also encouraged to cite your skills and experiences with actual residential design and construction in the Philippines, and specifically note your geographic location. Please generally describe your relationships with residential contractors, and list any sub-contractors you will be engaging for the completion of this work.
You are invited to (but not required to) provide any drawings that demonstrate your ideas inspired by your review of the floor plan attachment and reading of the description.
3D exterior renderings will be made available to applicants following a preliminary review for application suitability.
