I do not yet have the contract to develop this building so this initial drafting job needs to be cheap and quick but apealing as possible to illustrate the positon of the building on the 2D site plan as well as a 3D perspective view from the streeet to depict how the buildng will look relative to the buildings on the adjacent properties. Saving time and money is the objective for the moment; however, the future potential is to complete plans for a 15 unit mid rise condominium complex.
There is an existing single storey building on the site now and 2 floors (possibley 3) will be added to the existing single storey walls.
THE EXISTING BUILDING
Single storey 40ft x 110ft foot print (13m x 37m) on a residential street with back alley for parking garage access. The lot size is 40ft x 125ft (10m x 40m). The plan sketch of the building with dimensioning is as per the attachment plan.jpg. Don't bother with the junction condo. dwg as it is not useful.

This building is essentially the basement of a church whos construction started in the 1920’s but was never fully completed. The foundation and double brick (facing bricks both inside and out) basement walls were finished but the main floor of the church was never built. Instead a flat roof spans the basement walls to form a large hall 6ft (2m) below grade with a 13ft (4m) high ceiling
MODIFICATIONS TO THE EXISTING BUILDING
Remove the roof and add 2 floors of 8 ft ceiling. Moss covered green roof.
