We have a Space Plan for an Office Tenant that we need to quantity and provide "Preliminary Pricing" on. I would love to find someone to do the whole thing for me , but at a minimum someone familiar with PlanSwift who can provide breakdown of Flooring, Walls, Paint, Lights, and the normal trades expected. We will have photos of expected finished Monday to help with pricing. I will add it to the file soon so the first step is quantifying the LF of walls and wall fronts which may be glass. Make assumptions as necessary. The project location is Dallas if you use a cost database.
Additional info: First generation Space. The last floor not occupied in this building it is essentially in "white box" condition.
Total Square Footage (22,433 sf). .
The space is empty except for a marketing center which has some of the finishes that might end up in the space.
The space is on access floor and the mechanical runs through the floor. Photos attached of existing grid and building standard ceiling tile.
Note on the drawing they look like they have have sliding front. They are not sure what they want so price it as typical framed fronts and door in base bid and maybe a barn door glass slider as alternate.

Make assumption as necessary…assume medium to high end finishes. Add at least 10% contingency since it is a prelim.
Assume 9’-6” ceiling.
We do not need exact quantities and numbers. This project is best suited for someone who has estimating experience and can apply sf costing using means or cost data from other projects. This project is in Dallas, Texas. Worse case scenario I will hire someone to get the lf of walls and sfca of paint and other trades and square foot price the rest of it.
