Blessing is a delightful person and very eager to help. She is flexible, available day and night despite the time difference of 5 hours, and is very responsive. She also went above and beyond to help after budget was reached. However, as it relates to quality of work, I am unaware of another site being used other than zillow for searches and her account on zillow kept getting blocked. She would continue to create new ones but this kept happening and appeared to be the only method used to search for properties. For this I rated the skills and quality low since I am aware, from personal STR arbitrage trainings, there are other sites and methods available to search for properties. I even recommended doing reverse searches using google with images from properties that are already listed on airbnb and then contact those properties to see if they have available units, etc. I did not offer this suggestion until a week so into the search because an experienced person would know to do this little trick.
The one property I was supposed to visit ended up not really accepting Airbnb arbitrage after being told it did. I did not have visibility on the email originally sent by Blessing, so I am not sure where the break down in communication occurred. However, when I reached out to confirm the tour they told me they do not allow it and then followed up with an email confirming this information. Our contract was for a 1/1 or 2/2 unit below $2k a month. Surely given more time she may have been able to successfully locate a property within the criteria provided however that could get pretty pricey and taking away from budget to get airbnb setup and active once located. After 3 weeks and well over 200hrs there wasn't a successful property found in the Atlanta market, therefore I initiated the contract to end. Other markets and higher budgets may yield different results.
