Residential BOQ for Construction Phase

I’m about to break ground on a new residential build and need a clear, item-by-item roadmap for procurement. Specifically, I want a fully detailed Bill of Quantities covering only the construction phase and limited to materials and equipment—labour costs will be handled separately on my side.

You’ll receive the latest drawings, specifications, and any schedules you need. Using those, please measure, quantify, and format every line item so that my purchasing team can plug the figures straight into our estimating software or hand them to suppliers without extra rework.

Deliverables
• An editable spreadsheet (Excel or Google Sheets) listing each material and equipment line item with description, unit, quantity, and rate column left blank for us to populate.
• A short methodology or take-off summary showing how you arrived at the quantities (PDF or within the spreadsheet).
• One round of revisions to capture any clarifications from our architect or engineer.
