Project: Independent Roofing & Home-Service Production Partner Recruitment — Central Alabama Budget: $250 Fixed Price Experience Level: Intermediate Project Type: One-time project with potential for future work About the Project ESH Luxe Investments, LLC is launching its Construction Services Division in Central Alabama, initially focused on residential roofing. ESH Luxe is developing a lean operating model that will work with qualified independent roofing professionals, crews, and other home-service production partners to perform assigned customer work. The goal of this project is to build an initial production-partner pipeline across ESH Luxe’s planned roofing and related exterior services. ESH Luxe does not currently have company-owned roofing trucks, field equipment, ladders, or warehouse/storage infrastructure. Therefore, we are particularly interested in production partners who already have the transportation, tools, ladders, safety equipment, and field capabilities necessary to perform the work independently. ESH Luxe may source materials separately depending on the service and project. This project is not about promising contractors future work or guaranteeing project volume. The objective is to identify qualified potential production partners, understand their capabilities and operating requirements, establish preliminary provider economics, and identify prospects who should move into ESH Luxe’s formal qualification process. ⸻ Geographic Focus Research and outreach should focus on: * Montgomery * Prattville / Autauga County * Millbrook / Elmore County * Wetumpka * Pike Road * Surrounding Central Alabama communities ⸻ SERVICE MIX REQUIREMENT We do not want the 50-provider research pool to consist exclusively of roofing companies. The objective is to build a balanced production-partner network across ESH Luxe’s initial and early-expansion service portfolio. Target provider mix — 50 total 1. Residential Roofing Providers — approximately 20 Providers capable of performing one or more of: * Residential roof replacement * Roof tear-off and installation * Residential roof repair * Roofing maintenance/tune-up * Roof inspections/assessments Priority should be given to providers capable of independently performing full roofing production work. 2. Gutter-Service Providers — approximately 10 Providers capable of: * One-story gutter cleaning * Two-story gutter cleaning * Gutter debris removal * Downspout cleaning/flow checks * Related gutter services Roofing companies that also perform gutter work should absolutely be included. 3. Multi-Service Roofing / Exterior Providers — approximately 10 Providers capable of multiple ESH Luxe services, such as: * Roofing * Gutter cleaning * Roof repair * Roof maintenance/tune-ups * Exterior cleaning * Soft washing * Pressure washing These multi-service providers are particularly valuable because one production partner may potentially support multiple service lines. 4. Exterior Cleaning / Soft-Wash / Pressure-Washing Providers — approximately 10 Providers specializing in: * Roof soft washing * House/exterior washing * Pressure washing * Exterior cleaning * Related property-maintenance services Providers do not need to perform roofing to qualify for this portion of the research pool. Important: The category targets above are approximately, not rigid quotas. If the Central Alabama market produces stronger multi-service providers, the freelancer should prioritize qualified capability over artificially filling a category. However, the final research should demonstrate a deliberate balance of roofing, gutter, and related exterior-service capabilities, rather than returning 50 general roofing companies. Conston’s research specifically identifies gutter service, maintenance, soft washing, exterior cleaning and related services as adjacent services already present in the Central Alabama market. ESH Luxe Milestone 1 Consulting Rpt.pdf SCOPE OF WORK 1. Identify & Research at Least 50 Production Partners Research at least 50 legitimate potential production partners across the service categories above. For each provider, capture where available: * Name * Company name * Phone * Email * Website * Social media/profile * City/location * Service area * Services offered * Residential experience * Crew size * Years/level of experience where available * Operating structure * Source of the lead * Outreach status * Response * Notes Service capability must be clearly identified. The final database should make it easy for ESH Luxe to see who can do what. 2. Equipment & Independent Production Capability Determine whether each prospect provides their own: * Truck/transportation * Roofing tools * Ladders * Safety/fall-protection equipment * Tear-off equipment * Installation equipment * Gutter-cleaning equipment * Soft-wash equipment * Pressure-washing equipment * Cleanup/disposal capability * Other relevant field equipment Also determine whether the provider expects ESH Luxe to supply equipment. This is important because ESH Luxe is intentionally starting lean and does not currently have its own field fleet/equipment. 3. Complete Actual Outreach to at Least 35 Prospects At least 35 of the researched prospects must actually be contacted. A database containing 50 names without outreach does not satisfy the project. Use phone, email, text, or another appropriate approved outreach method. Every contacted prospect must have a documented status: * Interested * Potentially interested / wants more information * Follow-up needed * Not interested * No response * Invalid/unreachable 4. Initial Outreach Script Use or reasonably adapt the following: Hi, my name is [Name], and I’m reaching out on behalf of ESH Luxe Investments, LLC. ESH Luxe is developing its Construction Services Division in Central Alabama, initially focused on residential roofing and related exterior services. We’re currently building a network of qualified independent roofing professionals, crews, and home-service production partners that may be available for future assignments. We’re reaching out to see if this is something you would be interested in being considered for. We’re currently gathering information about service capabilities, service areas, crew capacity, equipment, and general pricing structure. Which of the following services do you currently perform? * Roof replacement * Roof repair * Roof inspections/assessments * Roof tune-ups/preventative maintenance * Gutter cleaning * Two-story gutter cleaning * Roof soft washing * House/exterior cleaning * Pressure washing * Other related services 6. Which of those services are performed directly by your own crew/team? 7. Do you subcontract any of those services to another provider? Equipment / Production 8. Do you provide your own truck/transportation? 9. Do you provide your own tools, ladders, safety equipment, and other field equipment? 10. For the services you perform, what equipment would you expect ESH Luxe to provide, if anything? 6. Preliminary Provider Economics For interested prospects, gather preliminary information regarding: * How they typically price work * Per-square pricing * Per-project pricing * Hourly pricing * Linear-foot pricing * Labor-only pricing * Turnkey pricing * Crew size * Typical production capacity * Service area * Transportation/mobilization * Equipment * Cleanup * Disposal * Materials * Payment expectations * Other costs ESH Luxe would be expected to provide separately * Factors that affect their pricing * Information they require before providing a project quote Do not negotiate final rates. The objective is to understand the provider’s economics so ESH Luxe can build its own cost model. 7. Scope-Matched Roofing Pricing For qualified/interested roofing prospects, make a reasonable effort to obtain pricing for a standardized preliminary residential roof-replacement scope supplied by ESH Luxe. The preliminary scope may include: * One-story / walkable roof * One-layer tear-off * Defined underlayment * Standard installation/components * Defined decking exclusions * Defined flashing exclusions * Disposal responsibility * Crew responsibility * Payment terms * Production expectations The purpose is to obtain comparable pricing, not generic “how much do you charge for a roof?” answers. 8. Pricing Intelligence Across the Service Portfolio We also want preliminary pricing information from qualified providers for the other relevant service categories. Priority pricing targets: Roofing replacement: Target at least 3 comparable Central Alabama provider pricing responses Roof repair: Target at least 3 comparable provider pricing responses One-story gutter cleaning: Target at least 3 comparable provider pricing responses Two-story gutter cleaning: Target at least 3 comparable provider pricing responses where available Roof tune-up/maintenance: Pursue preliminary pricing from qualified providers Roof soft wash: Pursue preliminary pricing from qualified specialists Exterior/house cleaning and pressure washing: Pursue preliminary pricing from qualified providers Important: The three-response targets are procurement targets, not guaranteed outcomes. If fewer than three qualified providers are willing or able to provide comparable pricing, document: * How many were contacted * How many expressed interest * How many provided pricing * Their pricing method * Scope * Inclusions * Exclusions * Why a comparable quote could not be obtained, if applicable This is important because the purpose is to get real provider economics, not fabricated completeness. 9. Clearly Separate Pricing Types For every pricing response, clearly identify whether it is: * Labor only * Labor + equipment * Labor + disposal * Turnkey * Materials included * Materials excluded * Other Also document major inclusions/exclusions. This will allow ESH Luxe to compare providers accurately. 10. Identify Potential Production Partners At the end of the project, identify prospects who appear appropriate for next-stage ESH Luxe qualification based on: * Service capability * Service area * Equipment/transportation * Crew capacity * Experience * Interest * Availability * Preliminary pricing * Ability to perform independently * Willingness to provide additional documentation The freelancer is not responsible for final ESH Luxe qualification or approval. ESH Luxe will handle formal due diligence, documentation, agreements, insurance, licensing/credential verification, safety requirements, references, and other required qualification steps. MINIMUM DELIVERABLES The completed project must include: * 50+ researched production partners * Balanced mix across roofing, gutter, multi-service, and exterior-service capabilities * Approximately 20 roofing-focused providers * Approximately 10 gutter-capable providers * Approximately 10 multi-service roofing/exterior providers * Approximately 10 exterior cleaning/soft-wash/pressure-washing providers * 35+ actual outreach attempts * Service capabilities documented * Service areas documented * Equipment/transportation capabilities documented * Crew/team information where available * Response/status documented for every contacted prospect * Interested/potentially interested prospects clearly identified * Preliminary provider economics documented where obtainable * Roofing replacement pricing pursued from qualified prospects * At least 3 comparable Central Alabama roofing replacement pricing responses pursued and obtained where qualified providers are willing * Gutter pricing pursued from qualified gutter-capable providers * Roof repair pricing pursued from qualified providers * Additional service pricing pursued where qualified providers are available * Labor-only vs. turnkey clearly documented * Included/excluded costs documented * Final summary of potential production partners organized by service capability * Recommended prospects for ESH Luxe’s next-stage formal qualification PROJECT BOUNDARIES The freelancer is not responsible for: * Promising contractors future work * Promising project volume * Negotiating final contractor rates * Approving or rejecting contractors * Signing agreements * Determining legal worker classification * Determining licensing requirements * Determining insurance compliance * Making legal determinations * Representing prospects as ESH Luxe employees * Guaranteeing that providers will accept work * Guaranteeing that three providers will provide pricing for every service The goal is research, outreach, production-partner identification, and preliminary economic intelligence. DEFINITION OF DONE The project is complete when ESH Luxe has a documented Central Alabama production-partner pipeline showing: Who can perform the work → Where they work → What services they can perform → What equipment they have → Whether they’re interested → How they generally price → What comparable pricing they will provide → Which prospects should move to formal qualification. The final deliverable should be organized so ESH Luxe can use it as a production-partner database and procurement starting point, not a list of leads.
