Real Estate Coach Needed — Creative Finance & BRRRR

U.S.-BASED CANDIDATES ONLY We’re hiring a Real Estate Coach to work directly with students inside our AI-powered real estate investing program. You’ll be taking 12-20 hours of 1-on-1 calls with students per week, plus hosting weekly live group coaching calls, walking beginners through their first 1-3 deals using creative financing strategies. You’re helping people who have already purchased the program actually close deals. What You’ll Be Doing - 1-on-1 coaching calls with students (12-20 hrs/week) - Weekly live group coaching calls - Helping students find, underwrite, and close their first deals using our proprietary AI platform - Walking students through deal structuring: BRRRR, seller financing, subject-to, internal assignments, and DSCR loans - Coordinating with our AI engineer and market coach to make sure students are set up and executing - Guiding students through inspections, contracts, financing, tenant placement, and closing Who You Need to Be - You personally own or have owned 10+ rental units (not theoretical, real portfolio) - You’ve done BRRRR deals and understand hard money → rehab → DSCR refi inside and out - You’ve structured seller financing deals (interest-only, balloon notes, hybrid structures) - You understand DSCR loans, including how they underwrite, when to use them, and how to position a property for approval - You can explain complex deal structures simply to someone who has never bought a property before - You’re patient, reliable, and show up on time because students depend on you - Comfortable with technology, as you’ll be coaching students through an AI platform, not just giving generic advice Bonus Points - Experience with Section 8 tenant placement - Have invested in Midwest or Southeast markets (Ohio, Alabama, Georgia, Louisiana, Michigan) - Prior coaching or mentoring experience in real estate - Familiar with GoHighLevel or a similar CRM Compensation - Competitive hourly or monthly retainer (based on experience) - Performance bonuses tied to student deal closings - Long-term position with a fast-growing AI real estate company To Apply Send a short message with: 1.
