Real Estate Comp Analyst — Run Comparable Reports for Investment Deals

We're REM Acquisitions, an active real estate investment company in the Philadelphia, PA market. We acquire single-family and small multifamily properties for fix-and-flip and wholesale, and we need a dedicated person to run comps on incoming deals so our acquisition team stays on the phone. Responsibilities: - Pull and analyze comparable sold, pending, and active listings for incoming deals - Adjust for condition, square footage, bed/bath count, lot size, and proximity - Deliver a standardized one-page comp report: recommended ARV, repair estimate range, MAO at the 70% rule, and a clear buy / no-buy call - Flag data-quality issues (thin comps, non-arm's-length sales, mislabeled listings) Requirements: - Experience with Zillow, Redfin, PropStream, or county assessor/MLS sites - Solid understanding of ARV, the 70% rule, rehab estimating, and how condition affects value - Strong Excel / Google Sheets skills - Fast, detail-oriented, reliable for quick turnarounds Nice to have: familiarity with the PA, NJ, DE area.
