Subscribers for new real estate newsletter

I'm starting a daily newsletter for real estate investors who are looking for cash flowing properties in the Midwest and South. I first want to get initial interest and traction (subscribers) where I will eventually hopefully have a paid version. I'm looking for someone who can help help me organically get my first 100 subscribers as a first milestone ($50). Subscribers must be interested in the daily content and actively opening and engaging with the content. These subscribers can come from real estate Facebook groups, X, Reddit, BiggerPockets, etc. I will continue paying $50 per 100 subscribers, and once we reach over 500, I'll provide a budget to do some social advertising to get people to start signing up for the paid version.
