Summary

We're a stealth AI property intelligence platform built by an active real estate operator (multifamily, affordable housing, and commercial portfolio), launching Summer 2026. Our platform runs real property operations: AI-guided unit inspections, tenant maintenance chat, work order dispatch and verification, contractor access codes, recurring cleaning verification, receipt capture, insurance tracking, appliance scanning, sensor alerts, and role-based dashboards for owners, managers, tenants, and vendors. We need a dedicated tester who actually understands property management — someone who has worked in or around PM operations and knows what a move-out inspection, a work order lifecycle, and a security deposit dispute look like in real life. You'll be testing all day, every day, as we push toward launch: running full workflows end-to-end, breaking things on purpose, and documenting everything so our dev team can fix it fast. Company details, product name, and full platform access shared with the hired candidate after NDA. WHAT YOU'LL DO: Test complete workflows daily across web and mobile: tenant inspection flows, work order creation → dispatch → completion → verification, maintenance chat conversations, receipt photo capture, appliance scanning, cleaning route verification, notification triggers, and role-based permissions (owner vs. manager vs. tenant vs. vendor views) Test like a real user, not a script: act as the tenant reporting a 2 AM leak, the cleaner photographing a finished hallway, the contractor using a one-time access code, the manager pulling a portfolio report Break things deliberately — bad photos, half-finished inspections, wrong inputs, dead spots in flows, permission boundaries — and document exactly how Write clear, reproducible bug reports (steps, expected vs. actual, screenshots/screen recordings, device/browser) in our tracker Verify fixes and regression-test after each dev build Flag anything that would confuse or frustrate a real landlord, tenant, or vendor — UX feedback from a PM-operations lens is a big part of the value Join a short weekly sync with the founder and dev team REQUIREMENTS: Real-world property management experience (leasing office, PM company, maintenance coordination, assistant PM, landlord operations — any of these) Prior experience testing or doing QA for a SaaS or proptech platform (startup environment strongly preferred — you're comfortable with rough edges and fast iteration) Meticulous written documentation — your bug reports should let a developer reproduce the issue on the first try Own smartphone (iOS or Android) and computer; comfortable testing mobile camera flows (photo/video capture is core to the product) Fluent written English; Spanish a plus (tenant-facing flows are multilingual) Available for consistent full-time-equivalent hours (30-40/week) with reliable daily output Willing to sign an NDA before receiving platform access NICE TO HAVE: Experience with AppFolio, Buildium, Yardi, RentCheck, HappyCo, or similar (so you can tell us where we're better or worse) Familiarity with bug trackers (Jira, Linear, Trello, Notion) Basic understanding of API testing or browser dev tools Experience testing AI/chatbot products — evaluating whether AI responses are actually correct and helpful, not just whether buttons work ENGAGEMENT: Independent contractor, hourly, ongoing through our Summer 2026 launch with strong potential to continue after.
