Prepare a comprehensive architectural master plan for an integrated 50,000-layer commercial poultry estate in Kisumu County, Kenya. The development shall be implemented in phases, commencing with Phase 1 of 5,000 layers, followed by Phase 2 of 10,000 additional layers, Phase 3 of 10,000 additional layers, Phase 4 of 10,000 additional layers and Phase 5 of 15,000 additional layers, reaching an ultimate capacity of 50,000 layers. The poultry production system shall utilise A-frame cages. The master plan shall use the client's actual cadastral/survey plan as its base and shall incorporate a U-shaped, anticlockwise operational circulation concept, subject to professional optimisation based on site orientation, access, topography, prevailing winds, drainage, biosecurity and applicable planning requirements. The ultimate master plan must incorporate layer houses, egg collection/grading/packing and storage facilities, feed storage, a future commercial feed mill serving both the farm and external customers, raw-material storage, finished-feed storage, staff housing, farm management offices, staff facilities, machinery and equipment yards, workshops, vehicle parking, loading bays, water infrastructure, power generation and backup systems, waste and manure management, mortality management, internal roads, drainage, security infrastructure, perimeter fencing, visitor facilities and adequate land reserved for future expansion. The architect shall distinguish between infrastructure that should be constructed during Phase 1 for the ultimate 50,000-bird development and infrastructure that can be added progressively. The design must ensure that construction of Phase 1 does not compromise subsequent phases. Particular attention must be given to biosecurity and separation of clean and dirty traffic. Feed/raw-material delivery, egg dispatch, manure removal, commercial feed-mill traffic, staff movement and visitor traffic should be separated as far as reasonably practicable. The final master plan must demonstrate these flows graphically. The architect shall produce an ultimate 50,000-bird master plan, a detailed Phase 1 5,000-bird development plan, phasing plans for all subsequent stages, building plans, site circulation plan, biosecurity plan, drainage plan, water/utilities plan, preliminary area schedule, 3D master-plan visualisation and sufficient information for preparation of a detailed bill of quantities. The final design must be practical for commercial operation, capable of supporting automation, financially scalable and compliant with applicable Kenyan building, planning, environmental, public-health, livestock and poultry requirements.
