Advanced Claude Consultant With Real Estate Experience Needed for a Full-Day Working Session

I own and operate a land brokerage business in Texas. I am looking for an advanced Claude consultant with direct real estate experience to help me identify, create, test, and refine Claude Skills and workflows for my business. This is not beginner-level training. I already have Claude installed, most of my connectors configured, and several Skills set up. I use AI regularly and understand its general capabilities. What I need is someone with deeper Claude experience who can quickly understand my business, help me think bigger about what Claude can do, and build useful systems with me in real time. The work can be completed during one full working day or divided into two sessions of approximately four to five hours each. I can remain at my computer throughout the sessions to answer questions, provide files, explain my processes, test outputs, and make decisions immediately. Budget is flexible. Experience, speed, clear communication, and the ability to produce useful finished work matter more to me than the hourly rate. ABOUT MY BUSINESS I specialize in rural land, timberland, recreational properties, farms, ranches, and acreage throughout Southeast and East Texas. My work includes: Property research and valuation Comparative market analyses MLS and public-record research Listing descriptions and property marketing Seller presentations and listing-performance reports Buyer prospecting and property matching Lead follow-up and CRM management Mapping, surveys, aerial imagery, and property data Direct-mail campaigns Offer instructions and transaction documents Email, calendar, document, and file management Monitoring listings, competing properties, and market activity PRIMARY OBJECTIVE The primary objective is to identify and build the most valuable Claude Skills and repeatable workflows for my land brokerage. I do not want to spend our time discussing general AI concepts or learning basic prompting. I want us working directly inside Claude using my actual business materials. The consultant should help me: Review my current Claude setup, connectors, Projects, and existing Skills. Identify weaknesses, missed opportunities, and unnecessary complexity. Understand my most important and time-consuming business processes. Recommend valuable uses of Claude that I have not considered. Prioritize what we can realistically build during our sessions. Create, test, troubleshoot, and refine practical Claude Skills. Improve my existing Skills where appropriate. Develop reusable instructions and workflows. Establish safeguards against invented or unsupported information. Teach me how to modify, duplicate, and create additional Skills afterward. POTENTIAL SKILLS AND WORKFLOWS Possible priorities include: Creating land CMAs using established comparable-property criteria, radius rules, acreage ranges, pricing methodology, and branded templates Turning verified property information into long-form descriptions, MLS copy, Land.com copy, emails, social posts, and brochures Producing listing-performance reports from MLS, ListHub, Zillow, Land.com, and other available data Analyzing active listings and identifying pricing, presentation, photography, and marketing weaknesses Researching properties, competing inventory, ownership records, market conditions, and comparable sales Organizing property documents, surveys, maps, photographs, and correspondence Generating repeatable offer instructions and transaction documents Building seller and expired-listing follow-up workflows Matching buyers with properties Analyzing parcel data to identify likely land and ranch buyers Creating recurring research, reporting, and business-management workflows These are examples, not limitations. An important part of the engagement is helping me identify valuable possibilities I have not considered. ACCURACY REQUIREMENTS Accuracy is critical. Claude must not invent or assume acreage, property features, comparable sales, prices, market statistics, client information, or other factual details. The Skills and workflows must separate verified facts from unverified information, preserve source links, identify missing or conflicting information, ask for clarification when necessary, follow established templates closely, and require my approval before publishing or sending client-facing work. REQUIRED EXPERIENCE Direct real estate experience is mandatory. General marketing work performed for a real estate client is not sufficient by itself. The consultant must have: Hands-on experience applying Claude or advanced AI systems within a real estate business A strong understanding of real estate workflows, property research, listings, comparable sales, marketing, lead management, client communication, and transaction documents Advanced experience creating and troubleshooting Claude Skills Experience with Claude Projects, project instructions, connectors, Cowork, Claude Code, or related integrations The ability to build working systems during live screen-sharing sessions Strong workflow-design and teaching skills Excellent attention to accuracy and detail Experience with land brokerage, rural property, farms, ranches, timberland, acreage valuation, MLS systems, property data, mapping, or real estate CRMs is strongly preferred. COMMUNICATION REQUIREMENT The consultant must speak fluent, easily understandable English and communicate clearly during extended live working sessions. A short video introduction or recorded explanation is required before selection so I can evaluate communication style, spoken English, and actual Claude knowledge. EXPECTED RESULTS By the end of the engagement, I expect: A prioritized list of Claude opportunities for my brokerage Several completed and tested Claude Skills or workflows Improvements to selected existing Skills Clear instructions for operating and modifying each completed Skill Accuracy and quality-control rules built into the workflows An organized list of additional Skills to create later HOW TO APPLY Please provide: A concise explanation of your hands-on Claude experience. Details about your direct real estate experience. Examples of complete business workflows you designed and implemented. How you would prepare for and structure our working sessions.
