AppFolio Section 8 Receipt Audit and Receivable Validation

Independent audit of Section 8 subsidy receipts in AppFolio for a US rental portfolio of about 65 doors across 5 entities. Bank accounts are already reconciled. Phase 1 is read-only: match 12 months of housing authority HAP remittance advices against AppFolio receipts and report matched, in-books-not-remitted, and remitted-not-in-books; validate 32 tenant accounts carrying roughly $46,000 of delinquent subsidy and state for each whether the balance is genuine or a posting artifact, citing the receipt or charge ID; schedule all subsidy receipts allocated to the wrong GL account with the correcting entry; log every exception. Deliverable is one Excel workbook plus a one-page summary. Acceptance test: matched plus unmatched must equal total remitted. Phase 2 execution awarded separately if Phase 1 ties. AppFolio experience required, Section 8 and HAP experience preferred. Fixed fee.
