Architect/BIM/Revit modeler for Multi-family apartment project

**Need to hire 2 freelancers** Summary Project Duration: 2 weeks for initial engagement, can extend to a long-term/permanent collaboration Initial Engagement Dates: August 19–31, 2026 Project Budget: $1,200 **THE WORK** We're looking for an Architect / Revit BIM Expert to produce what we call a "Pre-Schematic" plan set: a coordinated model and drawing set that becomes the basis for a downstream architecture team to carry the project forward from Schematic Design. This work has an expected turnaround of 2 weeks. Much of this work is resolving the building's typical levels, laying out residential floors using our standardized apartment unit library, then working through parking levels, amenity levels, and MEP areas. Because our buildings use a mass timber superstructure over a concrete podium, the rest of the effort is coordinating that architecture with our structural system: principally column positions, mass timber slab segmentation, and the location of our prefabricated building envelope. The scope for the Pre-Schematic set includes: - Architecture (LOD 200): residential unit levels, parking levels, amenity levels, MEP rooms, envelope location - Structure (LOD 200): concrete slabs, concrete column positions, mass timber slabs and column positions, and lateral structure (concrete or steel) We have an ongoing pipeline of projects and are looking for someone who can produce these sets for us going forward. We intend to find the right person to do this work and establish a continued engagement for future projects. **PROCESS** Step 1. We'll provide you with the following: - Dedicated training sessions on our kit-of-parts and standardized unit system - Onboarding sessions on the project - Initial architecture schemes for the plan set - Site-specific information (survey, site data, etc.) as needed - Direct support, feedback, and markups from our internal team Setp 2. You'll coordinate with our internal team daily or every other day for the duration of the project, and build the Revit BIM model, views, and sheets to produce the set. **WHO WE'RE LOOKING FOR** - Experience on U.S. multi-family apartment projects, and the ability to implement design in accordance to California Building Code. - 3–5+ years of experience in architectural design / BIM modeling - Expert-level Revit modeler with fast turnaround (24 - 48 hours to resolve markups). Must be able to properly set up a Revit model. - Sound architectural design judgment - Someone who takes direction once and can own the execution independently **ABOUT US** oWOW is a vertically integrated real-estate development firm on a mission to accelerate housing abundance.
