Architect Needed - Conceptual Design + Photorealistic Investor Renderings for RV Park in Texas USA

Project Overview A parcel of land in Palestine, TX is available for development as a small RV Park (approximately 30 sites, or as many as efficiently fit the site). I'm looking for an experienced architect / site planner — ideally with RV park, mobile home park, or similar land development experience — to produce a conceptual site plan and a set of high-quality investor/marketing renderings. This is a concept/marketing design package only (see Scope of Work below). Technical, engineering, and permitting drawings are outside the scope of this project and will not be part of this engagement. The land is already owned by the owner who is proposing to develop an RV Park. Location of the land: 0 S US Highway 79, Palestine, TX 75801, with coordinates 31°40'55.7"N 95°44'31.1"W. Parcel ID: 10239 / 10240 Proposed idea for the RV Park: 30 RV Park or what ever fits in the design. RV Park will access through road 2911 which is a dead end road because at the end of the road there is a rail road passing through the back of my lot. So the RV would not have direct access from US Hwy 79. The RV Park should have: The RV Park will not have a front desk office. An RV tenants will be hired to work as an overseer of the RV park to do some basic task for the RV park in exchange of a free parking spot in the RV park. Each spot will have an electrical meter. But one bill for the whole RV Park Each spot will have water and sewer connection. The rental will include the spot rental with the water supply and sewer. It will have a small building with 1 man bathroom and woman bathroom which will have each a toilet and a sink to wash their hands. No shower. The room will also have a laundry with 2 washing machines and 2 dryers. In the room there will be 2 vending machines. The RV Park should have an structural entrance that will make you feel that you are entering a RV Park. The RV Park will have a big sign with the contact info for people interested in renting a spot. The road and the parking spots will be made of gravel to save money. The road will be a one way road going around the RV park. Each RV spot will have a 30 degrees angle respect the street to make it easy for the RV to park and move away. So the entry will be from through road 2911 and the exit also through road 2911. Probably about 100’ of the road 2911 will need gravel as well. In the back of the land, there is a rail road and the RV park will have the following set backs 1. RV pads / occupied RVs: 50 ft from nearest track centerline, preferably outside railroad ROW plus a landscaped buffer 2. Internal private road: Keep fully outside railroad ROW; allow up to plan 25 ft from track centerline. 3. 10’ away from the rail road there will be only grass. No trees, no fence and not a singular structure. Note: The railroad owns its right-of-way (ROW) All additional spaces will be use as a park and a dog park between the rail road and the 50’ and the 25’ of the internal road. Phase 1 – Investor / Marketing Package (Highest Priority) These are the drawings you need first so you can present and sell the project: 1. Conceptual Site Plan (color, high-quality) o Overall layout of approximately 30 RV sites o Internal roads and circulation o Entrance from US Highway 79 o Office / check-in building, restrooms, laundry, dump station, recreation area, parking o Clear buffer and landscaping along the railroad side o Key dimensions and notes showing compliance with railroad setbacks o Legend, north arrow, scale, and basic site statistics (total acreage, number of sites, density) 2. Aerial / Bird’s-Eye Perspective Views (2–4 high-quality renderings) o Overall park from above looking toward the highway o Overall park from above looking toward the railroad side (showing the buffer/landscaping) o Night-time version of one aerial view (very effective for investors) 3. Ground-Level Perspective Renderings (3–5 views) o Main entrance / gate with signage and landscaping o Typical pull-through or back-in RV sites with vehicles in place o Clubhouse / office / amenity building exterior o Recreation area or common space o View looking toward the railroad showing the landscaped buffer and screening 4. Optional but Strongly Recommended o One or two interior perspectives of the office or clubhouse o A simple phasing plan (if you want to show Phase 1 with fewer sites and later expansion) o Mood / material boards (colors, fencing, paving, landscaping style) These perspective renderings should be photorealistic or very high-quality 3D. Investors respond strongly to attractive visuals that show how the park will look and feel. Phase 2 – Technical / Development Drawings Once investors are interested or you move toward permitting, request these: 5. Detailed Site Plan o Exact location and numbering of all 30 RV pads o Road widths, turning radii, and driveways o Setbacks from property lines and railroad right-of-way o Parking, dumpsters, utilities corridors 6. Grading & Drainage Plan o Existing and proposed contours o Drainage flow, detention (if required), and outfalls 7. Utility Plan o Water, sewer (or septic), electric, and any propane or telecom o Connection points to public systems or on-site systems 8. Landscape Plan o Planting plan, especially the railroad buffer and entrance o Tree protection / removal notes o Irrigation concept if needed 9. Architectural Drawings for Buildings o Floor plans, exterior elevations, and 3D views of the office, restrooms, laundry, and any other structures o Basic material and finish notes 10. Sections & Details (as needed) o Typical RV pad section o Road cross-section o Railroad buffer section o Entrance details Let me know if you have any questions
