PHOTOREAL VIEW VISUALIZATION — 50-RESIDENCE CONDOMINIUM, LYFORD CAY, NASSAU We produce the imagery that sells unbuilt luxury property. This project is a 50-residence condominium in the Bahamas that has not been constructed yet. We build a photoreal 3D model of the building from the architect's Revit files and composite it into real drone plates captured at the exact height and position of every balcony, so a buyer sees the actual view from their specific residence. The drone capture is ours and happens 5-9 August: 20 positions on the balcony rail line, five heights at each. 100 plates, purpose-shot for this job. You will have them the week of 10 August. TO BE UNAMBIGUOUS ABOUT THE PLATES: these are FULL SPHERICAL 360 x 180 equirectangular captures — complete lat-long spheres with zenith and nadir. They are NOT cylindrical panoramas and not partial-coverage stitches. Each one loads directly as a spherical environment behind the camera, so you can point a camera anywhere from that position and get real coverage, including up into the soffit and down over the rail. If your pipeline assumes a cylindrical strip, please re-read this line before you quote. WHAT WE NEED FROM YOU — three parts, please quote separately 1. 3D SCENE AND PHOTOREAL ENVIRONMENT BUILD The building from the architect's Revit model, plus the designed surroundings (landscaping, hardscape, roads, pool deck, gardens) from the landscape architect's site plan. Both files are in hand. This does not depend on the shoot, so it starts immediately. 2. 50 UNIT VIEW COMPOSITES One finished view per residence. A photoreal balcony aperture — soffit, columns, rail — instanced from the model and composited over the matching drone plate, so the frame reads as a photograph taken from that balcony. Retouched and colour-graded to a luxury standard. 3. SIX AMENITY AND LIFESTYLE RENDERS Pool, clubhouse and shared amenity spaces. Full CG. Two of the six already exist as finished client renders, so those are match-and-refresh rather than a build from nothing. Two rounds of consolidated client revisions are included. One sample composite goes to the client for approval before full production. THE THING THAT MAKES THIS JOB WHAT IT IS The fifty composites are really twenty distinct problems: four building aspects x five floors. Everything else is a repeat of one of those twenty at a different lateral offset — same balcony asset, same aspect treatment, same grade, marginally different horizon. So this is a consistency and registration job more than a hero-image job. The balcony gets built once, correctly, with the right soffit depth and column spacing from the model, then instanced fifty times. Floor 4 and floor 5 must differ by exactly one floor of elevation and nothing else. If you are comfortable setting up a camera rig and scripting your way through a set rather than hand-crafting fifty one-offs, this is your kind of project. We would rather you priced it that way too — a rate for the twenty that establish each aspect and floor, and a lower rate for the thirty repeats — than quote one flat per-image number across fifty images of very unequal difficulty. THINGS WE ARE TELLING YOU UP FRONT - The building is an L that opens toward the water. Two facades look across the courtyard to open ocean; two look inland and see no water at any floor. It is an even split. Half these images sell a view, half sell landscape, privacy and enclosure, and they need different treatment. - Floors 1 to 3 sit below the tree canopy on every aspect. The planting model therefore does a lot of the work in this job and quality there is not optional. - The balconies are deep recessed loggias on square columns, roughly 16 ft deep, not shallow slabs. The aperture eats a real share of the frame. - The delivery date is contractual. We would rather you declined now than in week six. WHAT YOU GET FROM US Architect's Revit models (in hand), the landscape architect's site plan (in hand), four finished client renders that set the style target, and 100 purpose-shot full-sphere equirectangular plates the week of 10 August. Plus a full written brief with site orientation, sun analysis and per-aspect notes, which we will send you if your proposal looks like a fit. TIMELINE Engagement: as soon as possible. The model build does not depend on the shoot, so it starts immediately and runs in parallel with it — the first plates land the week of 10 August. Final delivery is approximately two months from project start. BUDGET We are not publishing a target figure. Please quote the three parts separately and we will assess on scope, approach and availability. We would rather have an accurate quote than a low one that slips.
