Who We Are Medallion manages residential rental portfolios on behalf of property owners. Our success depends on protecting owner assets, maximizing portfolio revenue, maintaining compliance, and delivering a professional tenant experience from move-in through move-out. Our Assistant Property Managers are responsible for the operational health of their assigned portfolios after a tenant moves in. This role directly impacts resident retention, collections, lease compliance, owner profitability, and portfolio performance. Who We're Looking For We're looking for a true portfolio operator, not a customer service representative. This person owns the tenant lifecycle after move-in and serves as the primary point of contact for all tenant related matters. They are responsible for renewals, collections, inspections, lease compliance, chargebacks, revenue capture, KPI reporting, and tenant retention. This role is not for someone who waits to be told what to do, avoids difficult conversations, or treats deadlines as optional. What You'll Be Responsible For Owning tenant relationships from move-in through move-out Managing all lease renewals according to company standards Responding to tenant emails and phone calls within company response standards Scheduling and coordinating renewal inspections Reviewing inspections and determining renewal eligibility Managing collections and outstanding balances Monitoring eviction status and timelines Managing tenant chargebacks and damage recovery Ensuring all tenant fees are properly assessed and collected Monitoring owner chargebacks and lease-related fees Protecting portfolio revenue and preventing revenue leakage Maintaining accurate tenant documentation and records Reporting leasing and portfolio KPIs Escalating risk before issues become legal matters The Right Candidate You've managed tenant relationships, lease administration, property operations, or portfolio management before and understand how small operational misses become larger financial problems. You're proactive, organized, detail-oriented, and comfortable having difficult conversations regarding collections, lease compliance, lease violations, and tenant accountability.
