As-Built Site & Floor Plan Plan Set in Los Angeles

Description: We are seeking a local architectural drafter, CAD technician, or residential designer to measure an existing, permitted detached accessory structure (Accessory Living Quarters / ALQ) and prepare a complete, permit-ready "As-Built Change of Use to Detached ADU" plan set for submittal to the Los Angeles Department of Building and Safety (LADBS). Project Location: Tarzana (San Fernando Valley), Los Angeles, CA (An on-site visit is required to take laser measurements of the existing detached structure and site setbacks). Scope of Work & Required Deliverables: On-Site Field Verification: Conduct an on-site visit to measure the existing 1-story detached structure, exterior door/window dimensions, ceiling heights, and lot setbacks relative to property lines and the main residence. Dimensioned Site / Plot Plan: Property boundaries, existing main house, detached ADU, and setbacks. Path of travel/pedestrian access from street to the ADU entry. Utility location notes (shared LADWP electric/water meter connection). Dimensioned Floor Plans (Existing & Proposed): Clear interior dimensions, wall thicknesses, and square footage breakdown. Window schedule with net-clear opening dimensions and sill heights (proving emergency egress compliance). Minimum 7-foot ceiling height callouts. Complete permanent kitchen layout (countertop space, sink, 240V/gas cooking appliance outlet, and refrigerator location) and bathroom layout. Exterior Elevations: Showing doors, windows, and overall height callouts. Plan Check Support: Contract must include addressing minor LADBS plan check correction notes (1–2 rounds of revisions) if requested by the plan checker. Requirements: Proven experience preparing permit drawings specifically for LADBS (City of Los Angeles). Knowledge of California ADU standards (Gov Code § 65852.2) and LADBS "Change of Use" conversion requirements. Availability to visit the property in Tarzana within the next week to take field measurements. Proficiency in AutoCAD, Revit, or Chief Architect, delivering full PDF plan sets and source CAD files.
