Summary

We are looking for an experienced architectural drafter / building designer to prepare a professional, permit-ready drawing set for a commercial unit within an existing commercial building. We have an existing hand-drawn floor-plan sketch showing the proposed layout, dimensions, rooms, hallways, mechanical areas, and other project information. The selected freelancer will use this sketch as the basis for developing a clean, professional drawing set suitable for review and permitting. Scope of Work The required drawing package should include: 1. Floor Plan Professionally recreate the attached hand-drawn floor plan. Accurately incorporate the dimensions and layout shown in the sketch. Show all walls, rooms, spaces, corridors, doors, openings, and mechanical areas. Include appropriate room labels and dimensions. Clearly identify mechanical/HVAC areas and equipment locations. Prepare the drawing at an appropriate architectural scale. The final plan should be clean, professional, and construction/permit ready. 2. Front Elevation Prepare a professional front exterior elevation for the commercial unit. Show doors, windows/storefront openings, exterior finishes, and other relevant architectural elements. The elevation should be 8'-0" from the ground/floor level, as specified for this project. Include appropriate dimensions and height information. 3. Rear/Back Elevation Prepare the back/rear elevation of the unit. Show all relevant doors, windows/openings, exterior finishes, and architectural elements. Maintain the specified 8'-0" elevation height. Include appropriate dimensions. 4. MEP Drawings Prepare coordinated MEP drawings for the commercial unit, including: Mechanical Mechanical equipment locations HVAC layout Supply and return air locations Ductwork Thermostats/controls Other required mechanical components Electrical Lighting layout Light switches Receptacles/outlets Electrical equipment Panel location Required electrical notes and symbols Plumbing Plumbing fixture locations Water supply Sanitary/drainage layout Plumbing connections Required plumbing notes and symbols 5. HVAC Plan Provide a dedicated HVAC plan showing: HVAC equipment Supply/return locations Duct routing Thermostat locations Mechanical room/equipment areas Appropriate HVAC symbols and notes Existing Commercial Building This is one unit within an existing commercial building. The project should therefore be treated as a commercial tenant/unit project rather than a new standalone building. The drawings should be coordinated with the existing building conditions where applicable. Drawing Standards The final drawings should: Be professionally drafted in AutoCAD/Revit or equivalent professional software. Follow applicable commercial building codes and standard drafting practices. Include drawing titles, sheet numbers, legends, symbols, notes, dimensions, and appropriate scales. Be coordinated between architectural, MEP, and HVAC drawings. Be suitable for permit submission and construction review, subject to final review/stamping by the appropriate licensed professionals where required. Deliverables We will need: Complete architectural floor plan Front elevation Rear elevation Mechanical plan Electrical plan Plumbing plan HVAC plan PDF drawing set Editable CAD/Revit source files upon completion Important The attached hand sketch is the primary reference for the proposed layout. Please carefully review all dimensions and notes shown in the sketch before drafting. If additional information is required to accurately complete the MEP/HVAC design, please identify exactly what information is needed before proceeding rather than making unsupported assumptions. We are looking for someone who has actual experience preparing commercial permit drawings and MEP/HVAC plans, not just basic floor-plan drafting. Please provide examples of similar commercial projects you have completed when submitting your proposal. Proposal Requirements When applying, please include: Examples of similar commercial drawing sets. Your experience with commercial tenant/unit projects. Whether you work in AutoCAD, Revit, or both. Estimated turnaround time. Your fixed-price proposal for the complete scope. Confirmation that you can provide the editable source files.
