Commercial Construction Estimator

We are a commercial construction and restoration company serving the Mid-Atlantic and have been in business since 1988. We specialize in renovating and repairing interior buildings for universities, federal agencies, municipalities, and military housing operators. Our projects range from $250,000 to $5 million. This is long-term work. It starts at 20-30 hours a week. We run construction projects in six states, and we bid constantly. Upwork is where we have found some of our best people. If this goes well, we'll increase your hours and keep you on. How the job runs. This is remote work. You will not visit job sites. You will use our Autodesk system for drawings, specifications, addenda, documents, and the walk-through notes and photos. We estimate exclusively in Autodesk ProEst. The kinds of jobs you will price 1. Competitive bid work, roughly $500,000 to $5 million. Full drawings and specifications. Bid bonds. 8 to 15 or more subcontractor trades. Four to twelve bidders. 2. Account work for repeat clients such as universities. Four to eight trades. No drawings. The scope comes from a walk-through. What you will do • Read the bid documents and pull out the bid instructions, bond and insurance requirements, wage rules, schedule, job length in months, late penalties, and tax-exempt status. • List every subcontractor trade the job needs. • Submit questions prior to the question due date. • Working with our AI, you will do the takeoff from the drawings. Counts, lengths, and areas. Flag any material we could buy in bulk. • Working with our AI, you will write a scope sheet for each trade so every subcontractor prices the same work. • Build the estimate in ProEst. Load quantities using our Excel import template. • Fill in our General Conditions calculator from the specifications and the job length. • Level the subcontractor bids. Show us what each one included and what each one left out. • After a job finishes, compare real cost to estimated cost, trade by trade. How we work • A person here checks every number before it goes out. You draft, we decide. • Do not guess a quantity the drawings do not show. List what is missing and ask. • MEP and other high-risk trades always require subcontractor bid pricing. No high-risk trade bids, we pass. • Every job gets an AI review for scope gaps, risk, or opportunity misses. What we need from you • Five or more years estimating commercial renovation, interior fit-out, or repair work in the United States. Not homebuilding, residential, and not ground-up. • Jobs in the $250,000 to $5 million+ range. • You can read plans and specifications and catch a gap in scope before it costs us money. • Takeoff from PDF drawing sets. • ProEst, or another estimating system you can move off of. We will train you on ours. • Excel. You will be filling out our ProEst import template and our General Conditions calculator. • You live in the United States and work Eastern time business hours.
