PROJECT OVERVIEW We are looking for an experienced architect, architectural engineer, structural engineer, MEP engineer, or multidisciplinary architectural/engineering firm to develop a complete construction-ready design and technical drawing package for a single-storey residential house in the Maldives. An initial floor plan/concept drawing is available and will be provided to the selected freelancer. The freelancer's responsibility will be to review, refine, technically develop and convert the concept into a complete professional construction documentation package. This is not a simple floor-plan drafting or 3D visualization project. The objective is to produce a complete set of coordinated drawings and technical documents that can be used for: • Construction • Contractor pricing • Quantity estimation • Material procurement • Site execution • Authority submission, where applicable • MEP installation • Structural construction • Future maintenance The final package should allow a competent contractor to understand what needs to be built, where it needs to be built, how it is constructed, and what materials/specifications are required. 2. EXISTING HOUSE REQUIREMENTS The proposed house is based on the attached concept floor plan and approximately 32 ft × 64 ft plot. The house is expected to include: • Main entrance • Entrance/foyer • Living room • Dining room • Kitchen • Master bedroom • Master walk-in closet • Master attached toilet • Bedroom 2 • Bedroom 2 attached toilet • Bedroom 3 • Bedroom 3 attached toilet • Maid's bedroom • Maid's private attached toilet • Laundry room • Utility/store room • Garage • Front garden • External pathways • External drainage Critical requirements 1. Every bedroom must have its own attached/private toilet. 2. The maid's toilet must be accessible directly from inside the maid's bedroom. 3. The laundry room must have access from inside the house. 4. The utility/store room must have access from inside the house. 5. Toilet layouts, plumbing and drainage must be designed so that each toilet is functionally connected to its respective bedroom/private area. The existing floor plan should be treated as the design basis. Any major changes to room arrangement or overall design should be discussed and approved before implementation. 3. AUTHORITY / APPROVAL DRAWINGS Where applicable, prepare drawings suitable for submission to relevant Maldives authorities and utility/service providers. The freelancer should identify any additional information or drawings required for approvals. Experience with Maldives residential construction and local approval requirements is strongly preferred. 25. MEP COORDINATION & CLASH DETECTION This is a critical requirement. All disciplines must be coordinated before final issue. The freelancer must ensure: • Plumbing does not conflict with foundations • Drainage does not conflict with beams/columns • Electrical conduits do not conflict with structural reinforcement • AC piping is coordinated with ceilings • Exhaust ducts have proper routes • Floor drains are correctly positioned • Water pipes are coordinated with walls • Electrical outlets correspond with furniture • Kitchen services correspond with appliances • AC outdoor units have service clearance • Roof drainage is coordinated with the structural design • MEP penetrations are coordinated with structural members If working in Revit, a coordinated BIM model and clash detection would be highly preferred. 26. DRAWING STANDARDS Every drawing must contain: • Project title • Drawing title • Drawing number • Scale • North arrow where applicable • Revision number • Date • Drawing notes • Legends • Dimensions • Professional sheet layout Drawings must be: • Clear • Accurate • Fully dimensioned • Properly scaled • Construction-ready • Professionally presented • Coordinated between disciplines 27. EXPECTED FINAL DRAWING PACKAGE We anticipate approximately 60–80+ coordinated sheets, depending on the final design and level of detail. Discipline Approx. REQUIRED FREELANCER EXPERIENCE The ideal candidate should have: • Proven residential architectural experience • Structural engineering experience • MEP design experience • Construction-documentation experience • Experience with concrete residential buildings • Experience in tropical/coastal environments • Strong AutoCAD/Revit skills • Knowledge of construction detailing • MEP coordination experience • BOQ/quantity take-off experience • Excellent attention to detail Experience with projects in Maldives, Sri Lanka, India, UAE, or similar tropical/coastal environments is an advantage. 33. PREFERRED FREELANCER / TEAM Our first preference is a multidisciplinary architect/engineering team capable of completing the entire project under one coordinated workflow. We would strongly prefer a team capable of providing: Architecture + Structural + Civil + Electrical + Plumbing + Sanitary + Drainage + HVAC + Mechanical + Fire/Safety + Landscaping + BOQ + BIM/3D However, individual specialists with strong qualifications may also apply. 34. PROPOSAL QUESTIONS To make sure applicants have carefully read the scope, please answer these questions in your proposal: 1. How would you approach converting the supplied floor plan into a complete construction-ready drawing package? 2. Can you provide architectural, structural and MEP drawings as one coordinated package? 3. Can you provide structural calculations and reinforcement drawings? 4. Can you provide a coordinated Revit/BIM model? 5. How do you coordinate plumbing/drainage penetrations with structural beams and columns? 6. What is your estimated timeline and fixed price for the complete scope? 37. BUDGET & MILESTONES Please submit a fixed-price proposal for the complete scope. We are open to milestone-based payments. A possible structure is: Milestone 1: Design review and architectural development Milestone 2: Final architectural drawings Milestone 3: Structural design and calculations Milestone 4: Electrical + plumbing + sanitary design Milestone 5: Drainage + HVAC + mechanical design Milestone 6: MEP coordination and clash resolution Milestone 7: Final construction documentation Milestone 8: BOQ/specifications/3D/BIM, if included The final milestone structure can be agreed with the selected freelancer. 38. IMPORTANT FINAL NOTE This is intended to be an actual residential construction project, not a conceptual design exercise. We need a professional who understands how the building will actually be constructed on site. The final drawings should be detailed enough for: Architect → Structural Engineer → Civil Engineer → Electrician → Plumber → HVAC Contractor → Builder → Quantity Surveyor → Site Supervisor to use them as a coordinated construction reference. We are looking for accuracy, completeness, technical knowledge and attention to detail, rather than simply attractive drawings.
