Construction Estimating Quantity Takeoff

I'm a construction company / general contractor in the startup phase of my expansion in the U.S. market. I'm looking for help to get quantity takeoff's of deliverables for a project I need to bid on. My client specializes in buying existing structures and applying the "adapt/reuse" model to renovate and maintain as much of the existing structure as possible to reduce costs and turn the property into an existing or new use. The project in question is approximately 29,000 square feet total, with 42 seniors living residences, with 3 common kitchens (1 per floor on a 3 story existing building) The property had undergone some work without a building permit, the job was subsequently shut down, and the owners are looking for a price now to turn it back into what it once was as a seniors residence. With that in mind. I'll need to know exact estimates of: 1) Framing (mostly non structural for this project) 2)Drywall 3) Walls being demolished will come up as you're looking at framing 4) Electrical removal and new Plumbing, removal and new 5)Flooring 6) linear feet baseboard 7) Number of new doors, and door types being installed. With this information i'm able to bid on the work competitively. A successful bid will lead to 2-3 more jobs of similiar scope to come up and I would have ongoing work for someone with a construction background to then potentially: Provide a project mgmt gantt chart for the clients (once bid is successful) Said schedule would need monitoring and ongoing updates, and communication to client which I will retain your help for if this scenario plays out the way we'd like. Job information is confidential and will only be shared with 1-2 potential candidates and not flooded in mass to numerous people. All communication is to be on upwork, and nothing ever goes to the client directly. This will void the terms of upwork as well as confidentiality for our company. This is a strict rule and must be respected by all parties. CAD files are not provided, and we will be working off of the .PDF documents for bidding and architectural plans provided only. In the future we have the possibility to obtain .cad drawings so that we can get this information more readily and easily and also coordinate with the clients architect with any questions or suggestions we have. As usually Architects don't pay enough attention to how things are built and just deisgn them and leave it to the contractor to figure out the problems onsite with site conditions not being reflected accurately on most drawings from my experience. Especially when bidding on a job, which has an existing structure already on it.
