1. Project Overview & Scope I am seeking an expert architectural designer/draftsman for a large, premium double-storey residential home. • Site Address: 73 Robinson Way, Yarrawonga VIC 3730 (Located within the Silverwoods Estate) • Scope Required: Conceptual design, spatial floor layouts (Ground & First Floor), 4-sided exterior elevations, structural cross-sections, window/door schedules, and high-fidelity 3D exterior renders. • Intended Workflow: All final deliverables must be provided as fully editable native source files (.RVT format). I will be handing these files directly to an independent local Victorian building surveyor and structural engineer for site-specific engineering and local building permits 2. Mandatory Technical & Software Requirements • Primary Drafting Standard: All drawings must strictly follow AS 1100 (Australian Architectural Drawing Standards) conventions (metric system in millimeters, standard architectural symbols, and line weights). • Software Deliverables: High-resolution PDFs AND fully editable native source files in Autodesk Revit (.rvt) format. (No SketchUp-only lines for technical sheets). • Victorian Standard Wall Thickness Baselines: - External Walls: Minimum 240mm to 270mm (to accommodate standard Australian brick veneer or lightweight architectural cladding + cavity + 90mm timber framing insulation space). - Internal Walls: 90mm structural timber framing + plasterboard (Total ~110mm). • Ceiling Heights: - Ground Floor: Minimum 2700mm clear height. - First Floor: Minimum 2550mm clear height. 3. Site & Passive Solar Specifications • Block Dimensions: 16,000mm width (frontage) x 34,000mm length (Total ~544 sqm internal plot). No easements present on title. • Orientation & Siting Plan: The block runs East-to-West. The frontage faces directly SOUTH onto Robinson Way. The backyard faces directly NORTH. • Solar Mandate: To comply with strict Australian 7-star NatHERS thermal rules, the main open-plan living zones, dining room, and major glazing elements must be positioned at the rear (North) of the home to maximize passive winter solar heat gain. Minimize glazing or provide heavy structural protection on East/West walls. 4. Developer Covenants & Estate Constraints (Silverwoods Estate) This property is situated within a premium golf resort community governed by the Silverwoods Design Review Committee (DRC). The exterior facade styling must strictly incorporate the following to receive developer approval: • Facade Articulation & Massing: Flat, unbroken double-storey front facades will face automatic rejection. The front South elevation must feature strong architectural stepping, distinct roofline variations, or recessed building elements to break up vertical visual mass. • Material Selection: The front facade must feature a deliberate mix of 2 to 3 premium complementary materials (e.g., face brick must be paired with segments of natural timber cladding, rendered masonry, stone accents, or modern composite panelling). • Garage Treatment: The double garage door must not dominate the streetscape. It must be recessed behind the main living line or sheltered by a distinct portico/overhang. • Roof Profile: Provide a clean, contemporary roof profile using Colorbond metal roofing sheets or premium low-profile tiles. 5. Detailed Schedule of Spaces GROUND FLOOR REQUIREMENTS • Guest Master Suite (Bedroom 1): Positioned downstairs toward the front/mid section of the layout. Must feature a private walk-in robe (WIR) and a private ensuite bathroom. • Powder Room: A dedicated guest toilet and vanity, easily accessible from living areas but private from Bedroom 1. • Living & Entertaining Zone: Massive open-plan family domain at the rear, transitioning into a built-in undercover Alfresco. Must integrate a walk-in butler's pantry. • Laundry: Dedicated laundry room with direct external side-path access. • Garage: Double lock-up garage with internal access door. • Inground Fiberglass Pool Integration: - Model a standard 7.0m x 3.0m (or 8.0m x 4.0m) fiberglass pool shell into the North-facing backyard layout. - Maintain a minimum 1.5m legal structural clearance buffer between the pool water edge and the house slab foundation to satisfy structural stability. - Position the pool so it is directly visible through the main kitchen/living glass windows for visual safety monitoring. - Ensure space is accounted for compliant Australian Standard (AS 1926.1) glass pool fencing that does not choke off flow to the main alfresco. FIRST FLOOR REQUIREMENTS • Primary Master Suite (Bedroom 2): Large master bedroom featuring a spacious walk-in robe and a luxury private ensuite. • Ensuite Suites (Bedrooms 3 & 4): Two additional distinct bedrooms, each featuring its own private, dedicated ensuite bathroom and built-in or walk-in robes. • Shared Bathroom Bedrooms (Bedrooms 5 & 6): Two final bedrooms (with built-in robes) that share direct layout access to one central, family bathroom. • Leisure/Rumpus Room: A secondary upstairs living area acting as a central relaxation hub for the upstairs bedrooms. 6. Milestone & Payment Terms (Fixed Price: $2,500 AUD) Payment will be issued via Upwork Escrow upon verification of deliverables: • Milestone 1 (25% - $625 AUD): Spatial footprint blocking, initial 2D floor layouts for ground/first floors showing bedroom placements and pool clearance. • Milestone 2 (35% - $875 AUD): Developed design including fixed dimensions, finalized floor plans, and 3D exterior perspective renders highlighting Silverwoods-compliant material selections. • Milestone 3 (40% - $1,000 AUD): Full technical set of documentation (Elevations, Cross-Sections, Window schedules) delivered in high-res PDF and native, fully editable .RVT format. MANDATORY SELECTION QUESTIONS 1. Can you confirm you will use standard Australian framing conventions for this Revit model, specifically drawing external walls at a minimum of 240mm–270mm to allow for a brick veneer cavity and 90mm timber stud work? 2. How will you ensure the elevations and material selections comply with the Silverwoods Estate Design Review Committee (DRC) requirements for a non-golf course internal double-storey lot? 3. Are you able to provide the final deliverables as a fully editable native Autodesk Revit (.rvt) file, including a clean Window and Door Schedule that a Victorian 7-star NatHERS energy assessor can use?
