Custom WordPress Theme Developer, (HTML/CSS Conversion) – AEO/GEO Schema Expertise

PROJECT OVERVIEW: I'm a solo, licensed mortgage loan officer with a fully designed, 15-page website ready to convert from HTML/CSS into a lightweight custom WordPress theme. All design, copywriting, and technical/AEO strategy is already done. – I'm not looking for a design or strategy partner, just clean, high-performance implementation. Because the scope is implementation rather than a full build from scratch, I'm hoping to find an independent developer or small shop comfortable working with a solo-business budget, rather than a full-service agency. One exception to "fully complete": the blog overview/archive page hasn't been designed yet, only individual posts. I'm happy to discuss whether that's in scope or a separate ask. Project should only take 1-2 weeks. KEY TECHNICAL REQUIREMENTS: • Theme Conversion: Build a semantic, lightweight custom WordPress theme from our provided HTML/CSS files. • Schema Implementation: Nested JSON-LD schema (LocalBusiness, FAQPage, FinancialService), including sameAs links connecting to my NMLS license profile and other authoritative sources. • Clean Semantic HTML: Proper use of article, section, and heading structure so AI models (Gemini, ChatGPT, Perplexity) can crawl and cite pages effectively. • Ongoing Retainer: After launch, this transitions into a light monthly retainer. I'll write new blog content myself; I need help formatting, publishing, and updating schema for each post.
