Exterior and Interior Commercial Real Estate Designer

**Architectural Designer / Interior & Exterior Designer – Commercial Building + Material Sourcing** We are looking for an experienced **Architectural / Interior Designer** to help redesign and improve the **interior and exterior of an existing commercial building**. This is not just a rendering project. We are looking for someone who can take the project from **design concept through material selection and sourcing**, while keeping construction cost and practicality in mind. ### Scope of Work **Exterior Design** * Review photos, measurements, plans, and existing conditions * Develop concepts to modernize and improve the building exterior * Exterior façade design * Paint/color selections * Architectural features and accent materials * Storefront/entrance improvements * Exterior lighting recommendations * Signage placement and design coordination * Landscaping/hardscape recommendations where applicable * Provide realistic 3D exterior renderings **Interior Design** * Develop an overall interior design concept * Space planning and layout recommendations * Flooring selections * Wall finishes and paint * Ceiling designs and finishes * Lighting selections and placement * Millwork/cabinetry concepts * Furniture and fixture recommendations * Restroom/common-area finishes where applicable * Provide realistic 3D interior renderings ### Material & Product Sourcing A major part of this position will be helping us **source materials that achieve the desired look without unnecessarily increasing construction costs.** You should be able to: * Identify specific materials and finishes shown in your designs * Find suppliers/vendors where the materials can actually be purchased * Source both local and online suppliers * Provide links, manufacturer information, SKUs/model numbers when available * Compare alternative materials at different price points * Recommend cost-effective alternatives that maintain the desired appearance * Help identify readily available materials to avoid long construction delays * Create a material/finish schedule that our contractor can follow Examples may include: * Exterior cladding/panels * Stone and tile * Flooring * Paint * Lighting * Doors * Hardware * Plumbing fixtures * Millwork materials * Ceiling materials * Decorative finishes * Exterior lighting * Signage materials ### Deliverables We would like the selected designer to provide: 1. Interior design concepts 2. Exterior design concepts 3. Photorealistic 3D renderings 4. Floor plan/layout recommendations where necessary 5. Material and finish selections 6. Material/finish schedule 7. Product and supplier links 8. Estimated material pricing where available 9. Value-engineering alternatives 10. Design revisions based on owner feedback 11. Final design package that can be provided to our contractor ### Ideal Candidate We are looking for someone with experience in: * Commercial interior design * Commercial exterior/facade design * Architectural visualization * Renovation projects * Construction materials * Material sourcing * Vendor/supplier research * Value engineering * Working with contractors and property owners Experience designing **retail centers, restaurants, office buildings, multifamily, hospitality, or other commercial properties** is a plus. Knowledge of **U.S. construction materials and suppliers** is strongly preferred. ### Important We are **not looking for someone who only creates attractive renderings.** We need a designer who understands that the design ultimately needs to be **built**.
