Finance Specialist — Job Description Excel, Dashboarding and Real Estate Finance Project: Real Estate Investment Network — Web Platform (Phases 2–5) Engagement type: Fixed-price, milestone-based Total budget: $500 fixed price Estimate: roughly $15–20/hour depending on actual hours logged. Start: Joins the project at Phase 2 and works through Phase 5 About the project A real estate networking, CRM, deal data room, and underwriting product. You'll own everything with a financial/commercial dimension: pricing, payments, financial reporting, and AI cost controls, working alongside a lead developer and a data-science contractor on the same phases. What you'll work on Phase 2 — Foundations ($150) Configure the platform's pricing plans (tiered membership pricing) Set up payment gateway integration for the CRM's paid tiers Phase 3 — Data Room & Underwriting ($100) Build the data room's pricing page Support rate-cap calculations and financial underwriting outputs (Excel/Word exports) Phase 4 — Advanced Underwriting & Analytics ($100) Define financial reporting exports (PDF/Excel) Support the benchmark view (market cap rates) Set classification rules so private financial, loan, and investor data is never exposed in public or aggregated views Phase 5 — AI / Bot Layer ($150) Configure AI spend caps and usage limits Write the refund policy Run the regulatory/compliance review of AI outputs and data use Payment milestones Milestone Phase Amount 1 Phase 2 $150 2 Phase 3 $100 3 Phase 4 $100 4 Phase 5 $150 Each milestone is released on delivery/approval of that phase's finance scope above. What we're looking for Experience with SaaS pricing/billing setup and payment gateway integration (Stripe or similar) Comfortable with real-estate/financial calculations (rate caps, underwriting outputs) Experience with financial reporting and data classification/compliance Bonus: familiarity with AI usage-cost controls or SaaS refund/regulatory policy writing Able to work independently against a phased spec and hit milestone deadlines Deliverables Per-phase outputs Phase 2: Documented pricing-plan structure and a working payment gateway integration Phase 3: Data room pricing page; rate-cap calculation logic and outputs (Excel/Word) Phase 4: Exportable financial reports (PDF/Excel); benchmark view; documented data-classification rules (public/private/internal) Phase 5: AI spend-cap configuration; refund policy document; regulatory/compliance review checklist Collaboration & technical outputs API coordination: Work with the Data Science contractor to define and validate the API endpoints that move financial data in and out of the platform Cross-checks: Work with the technical Excel lead and the client's Finance Head to confirm every financial deliverable is complete and correct before sign-off Modeling logic: Documented math/formula logic behind every calculation (rate caps, benchmarks, reports) Data-point logic: Clear definitions of what each financial data point means and how it's derived Dashboard views: Dashboard view specs/wireframes for financial reporting screens UI/UX input: Written UI/UX comments and feedback on finance-related screens as they're built Data Security Document: Write-up covering how financial data is stored, secured, and access-controlled Working with the Finance Head Reference models: Finance Head provides 8–10 existing financial models as a starting reference Model documentation: Record short walkthrough videos of each of the 8–10 models, teaching the logic back so it's captured for the team Data presentation: help design 4–5 levels of data presentation (e.g. summary view → segment view → deal-level view → line-item detail) Acceptance criteria: Run a product survey with the Finance Head and translate the results into the Financial Technical Acceptance Criteria for this engagement A short QA/sign-off checklist per milestone, confirming each phase's finance deliverables against the acceptance criteria before payment is released A brief handover write-up at the end of Phase 5 summarizing all pricing, payment-gateway, and AI-spend-cap configuration for whoever maintains the platform next Deliverables Work with data person to deploy API in and out.
