We acquire, renovate, build ground-up, manage, and sell — and our property management arm holds 50 to 80 doors across single-family and small multifamily, managed on behalf of both our own entity and third-party owners. Our team is fully remote and distributed, and we run on AppFolio, monday.com, and Google Workspace. We are hiring one person to own property management completely. Not assist with it. Own it. This is your only job Read this part carefully. This is a full-time, exclusive role. We are not looking for someone juggling this alongside other clients or another position. Your working hours belong to this portfolio, and we expect to be your sole employer for the duration of the contract. What you'll own Everything that touches the rental portfolio, including: Owner relations — you are the owners' point of contact. Fielding inquiries, answering questions about their properties, explaining statements and expenses, getting approvals on repairs, and keeping owners informed before they have to ask. Owner satisfaction and retention sits with you. Owner & property onboarding — bringing new owners and new doors into the portfolio cleanly: management agreements, property and unit setup in AppFolio, lease audits, existing tenant transition, key and access handoff, and a smooth first 30 days so owners feel taken care of from day one Marketing & leasing — listing properties, managing inquiries, coordinating showings, screening applications, executing leases, and keeping vacancy down Tenant onboarding & relations — move-ins, delinquency follow-up, notices, lease violations, complaints, move-outs, and security deposit dispositions Maintenance — work order intake through close-out, vendor dispatch, estimate collection, owner approvals, scheduling, and verifying the job actually got done Renewals & retention — tracking expirations well in advance, negotiating renewals, and executing them on time Accounting — rent posting and collections, owner statements and disbursements, invoice and vendor bill review, delinquency reporting, and keeping the books clean in AppFolio Inspections & compliance — scheduling, reviewing findings, and driving the follow-up work Evictions — filing, coordinating with counsel, and seeing them through Systems — our operation runs on monday.com boards and Google Sheets trackers, not just AppFolio. You'll work in these daily, keep them accurate, and build out the SOPs, boards, and automations that make this portfolio repeatable. Who this is for This is a leadership seat, not a support seat. Our Director of Operations should be able to go two weeks without checking on you and come back to a portfolio that's in better shape than he left it. 3+ years managing residential rental portfolios, 50+ doors preferred Experience as the direct point of contact for property owners — not just tenant-facing work Hands-on AppFolio experience Working knowledge of monday.com — you should be comfortable living in boards day to day: updating items, managing statuses, using views and dashboards. Experience building or modifying boards and automations is a strong plus. Strong Google Sheets skills — you'll maintain and build trackers. Formulas, filters, and clean data hygiene are expected; we're not looking for someone who only knows how to type into cells. Property management accounting experience: rent roll, delinquency, owner statements, owner disbursements, vendor bills Track record of making judgment calls independently and standing behind them Excellent written and spoken English — most of this job is communication, and a lot of it is with owners Available full-time during US Central business hours, with heavy phone contact with owners, tenants, and vendors Fully available — no other job or ongoing client work Bilingual (English/Spanish) is a plus but not required Experience supervising or coordinating other team members is a strong plus What we're actually building We're building a property management operation that runs without daily oversight. The right person becomes the head of this department — setting the standards, writing the playbook, and eventually managing support staff underneath them. There is real room to grow here, and we're hiring for years, not weeks. If you want to be assigned tasks, this is the wrong role.
