GIS Expert Needed – Data Center Land Site Selection & Property Lead Generation We are a land acquisition company looking for an experienced GIS specialist to build a repeatable system for identifying properties that meet specific data center site-selection criteria. We already have the exact criteria from an experienced data center land professional. Your job is to take those requirements, map the relevant infrastructure/data, and ultimately produce a list of specific properties and owners that our acquisition team can contact. The Goal The final output should answer: “Which properties in this market meet our data center acquisition criteria, and who owns them?” We are not looking for maps just for visualization. We want GIS analysis that produces an actionable acquisition list. Criteria May Include High-voltage transmission lines Required kV levels Substations Distance to electrical infrastructure Natural gas pipelines Gas infrastructure Water and sewer availability Fiber infrastructure Utility service territories Zoning Parcel acreage Parcel boundaries Ownership information Flood zones Wetlands Topography / slope Environmental restrictions Road / highway access Proximity to residential development Other specific data center requirements we provide Final Deliverable For each market or search area, we want a spreadsheet/database containing qualifying properties with information such as: Parcel ID / APN Property address or location County / state Acreage Owner name Owner mailing address Relevant infrastructure distances Transmission line / substation information Pipeline information Zoning Major site constraints Reason the property qualifies Ranking or score based on our criteria The objective is to give our acquisition team a targeted list of landowners to call, mail, or contact directly. What We Need From You You should be able to: Identify reliable GIS and infrastructure data sources Combine multiple GIS layers Apply our specific site-selection criteria Screen large geographic areas Identify individual parcels that qualify Pull or integrate parcel ownership data Export the final results into an easy-to-use CSV or Excel lead list Create a process that can be repeated across additional counties and states Ideal Experience Strong preference for candidates with experience in: Data center site selection Utility infrastructure GIS Electric transmission and substations Industrial site selection Energy development Natural gas pipelines Parcel analysis Land acquisition Renewable energy site selection This can become significant ongoing work as we intend to screen multiple markets throughout the United States. When Applying Please answer: Have you previously identified individual land parcels based on infrastructure criteria? Have you worked with transmission lines, substations, utilities, pipelines, zoning, or similar infrastructure datasets? Can you combine infrastructure GIS data with parcel ownership data? Can you produce a final Excel/CSV list of qualifying properties and owners? What data sources would you use for transmission lines and substations? What GIS platform would you recommend? Please provide examples of similar site-selection or parcel-screening work. We are not looking for someone who simply creates maps. The primary deliverable is a highly targeted list of properties that meet our criteria so our acquisition team can contact the owners.
