# Instagram Lead Generation & Funnel Specialist | Mortgage / Real Estate ## About the Project We are building a personal brand and lead-generation system for a **mortgage professional serving the Hispanic market in South Florida**. We are looking for an experienced **Instagram Content Strategist + Lead Generation/Funnel Specialist** who can help us turn social media content into actual mortgage opportunities. Our goal is NOT simply to grow followers, increase engagement, or post attractive content. We want to build a measurable customer acquisition system: **Reel → Interest → CTA → Lead Capture → WhatsApp → Conversation → Mortgage Application → Closed Loan** We already have industry expertise, educational content, buyer guides, lead forms, WhatsApp, Meta Ads, and CRM infrastructure. We need someone who can help turn those assets into a structured and repeatable Instagram lead-generation system. My instagram account is Jonathan1Osorio ## What We Need Help With The right person should be able to help us with: * Develop an Instagram content strategy focused on lead generation * Identify the questions, pain points, objections, and misconceptions of Hispanic homebuyers in the U.S. * Develop strong hooks and Reel concepts * Write short-form video scripts * Create CTAs designed to generate comments, DMs, WhatsApp conversations, and leads * Develop and optimize lead magnets * Build Instagram comment and DM automations * Connect Instagram content to WhatsApp * Design lead capture and qualification flows * Develop lead nurturing and follow-up strategies * Create a strategic content calendar * Track leads and conversions generated by content * Analyze results and continuously optimize the system * Recommend and implement tools such as ManyChat, Meta, WhatsApp, landing pages, CRM integrations, and other automations when appropriate ## What We Are NOT Looking For We are **not** simply looking for: * A community manager * Someone to post content every day * A graphic designer * A video editor only * Someone whose primary KPI is followers, likes, views, or engagement Those things can be useful, but they are not our primary objective. Our main KPI is: **Content → Leads → Conversations → Applications → Closed Loans** ## Ideal Candidate We prefer someone located in **Colombia or Venezuela**, although we are open to exceptional candidates elsewhere in Latin America. You should have proven experience with: * Instagram marketing * Organic lead generation * Reels / short-form content * Sales funnels * Instagram DM automation * WhatsApp marketing * ManyChat or similar automation platforms * Meta ecosystem * Lead nurturing and conversion * Real Estate, Mortgage, Insurance, Financial Services, or other high-ticket professional services Experience marketing to **Hispanic consumers living in the United States** is a major plus. Fluent Spanish is required. ## Phase 1 — Build the System We want to begin with a defined initial project before considering an ongoing engagement. The first phase should include: 1. Audit of our current Instagram and digital presence 2. Definition/refinement of our ideal customer 3. Instagram lead-generation strategy 4. Development of 3–5 core content pillars 5. Reel strategy, hooks, and CTA framework 6. Lead magnet strategy 7. Instagram → DM/Lead Capture → WhatsApp funnel 8. Required automations 9. Initial content calendar and scripts 10. Lead tracking and conversion measurement system 11. Recommendations for testing and optimization If the system performs well, we are interested in developing this into a **long-term working relationship**. ## Who We Want We want someone who thinks like a **growth strategist**, not simply a content creator.
