Interior Designer Needed for Multi-Room Home Redesign + Remodel Coordination

We are looking for an experienced interior designer to help us manage the redesign and updates of a few rooms in our Winter Park, Florida home. We are looking for someone who can create a cohesive design throughout the home, help us source furniture and décor at reasonable prices, and assist with coordinating several remodeling projects with a local contractor. Interior Design Scope We would like to fully redecorate the following spaces: * Living room (entire room, top to bottom) * Dining room (just needs decor - furniture okay) * Office (redesign) * Additional/flex room (we live in an old house - this used to be a small chapel - we are thinking to convert it to a library or something similar - very open to ideas (whole space redesign). * Third-floor space (it's a tilted ceiling space, so looking for ideas) * Family room (partial) * Guest room (full) * Sunroom (full) * Wraparound front porch (full) For these spaces, we would like assistance with: * Overall room design and layout * Curtains * Paint colors, as needed * Furniture selection * Rugs * Lighting where appropriate * Wall décor and artwork * Accessories and finishing pieces * Furniture placement * Design renderings and visual concepts so we can see each room before purchasing - assume 2D floor plan (with layout improvements), 3D renderings (multiple views per main space) We want the finished home to feel cohesive rather than having each room designed independently. Furniture & Décor Sourcing Keeping the overall project cost reasonable is important to us. We will identify certain retailers and vendors that we would like the designer to prioritize when sourcing furniture, rugs, lighting, décor, and other items. We are looking for someone who is comfortable designing within those parameters rather than sourcing everything through high-end designer vendors. We would also appreciate someone who is good at locating attractive alternatives, sales, comparable pieces, and other ways to achieve the desired design without unnecessarily increasing the budget. We also own a property management company and many of our homes require this work from time to time - this could be a long term relationship with other work as well. Remodeling Projects In addition to decorating, we are planning several renovation projects: * Update/remodel two bathrooms - one is a 1/2 bath and just needs to be updated, the other is located in a bedroom and requires a complete remodel, including replacing a bath/shower combo with an updated shower only. * Remove an entire wall between the kitchen and sunroom to connect the two spaces * Redesign and decorate the sunroom after wall removal * Interior painting where needed * Repaint/refinish baseboards throughout the home * Clean and touch up the existing kitchen cabinetry, including paint repair where necessary * Redesign the backyard/outdoor layout * Pool resurfacing and related aesthetic updates Contractor Selection & Project Coordination We would like the designer to help us manage the location, evaluation, and coordination with a qualified local Orlando-area contractor for the renovation portion of the project. The designer should be comfortable: * Obtaining and comparing contractor quotes * Negotiating pricing and project scope * Helping us select an economical but reputable contractor * Confirming appropriate licensing, insurance and bonding * Reviewing reputation, references and customer reviews * Coordinating design specifications with the contractor * Helping ensure the completed construction work matches the approved design We are not looking for the most expensive contractor. We want someone who provides good-quality work at a reasonable price and has a strong professional reputation. Ideal Candidate We would prefer someone who: * Has experience designing multiple rooms within the same home * Can provide realistic room renderings and strong visual design presentations * Is comfortable working within a reasonable furniture and décor budget * Is willing to source from vendors selected by the homeowner * Has experience working with contractors and remodel projects * Has strong project-management and communication skills * Can help prevent unnecessary construction and furnishing expenses You do not need to be from Orlando for this project. Everything will be done virtually. Compensation We are looking for a flat-fee proposal for the entire design and project-management scope, rather than hourly billing. Our preferred payment structure is: * Initial payment when the project begins * Second payment when approximately 50% of the project is completed * Final payment when the agreed-upon project scope is fully completed Please include your proposed total flat fee and clearly explain what is included.
