The Role in One Line You'll own leads from first contact through due diligence: responding to warm inbound leads, qualifying them, researching the properties yourself, and moving real deals forward. This is not an appointment-setter role. This is not a research-only role. It's both, in one person. About the Role We are a real estate investment and land company focused on sourcing off-market opportunities and moving fast on deals. Our marketing generates leads and properties come across our desk constantly — your job is to work them end-to-end: respond fast, qualify, dig into the property, keep the CRM clean, and help push deals toward a decision. When marketing needs a hand (voicemail drops, list building), you'll help there too. This is a virtual, high-speed, inbound-focused role. You will not go on appointments in person, everything happens by phone, text, CRM, and research tools. What You'll Do Lead Handling & Communication - Respond to warm inbound leads from MLS offers, text campaigns, and call-backs from marketing - Call, text, and follow up with leads quickly — no delays, no sitting on a lead - Qualify leads and filter out low-quality opportunities - Communicate with agents on MLS deals, and send/respond to MLS offers - Support negotiation conversations as deals progress — this role isn't a hand-off point, you stay involved Property Research & Due Diligence - Research incoming land and development opportunities — take an address or parcel and figure out the story behind it - Pull ownership, parcel, acreage, zoning, and future land-use information - Research zoning ordinances, allowable density/use, and development constraints (water, sewer, access, floodplain, wetlands) - Research nearby developments, rezonings, plats, permits, builder activity, and comparable land sales - Review planning commission agendas, staff reports, GIS systems, and municipal records - Calculate basic metrics (price/acre, price/potential unit) - Prepare concise deal briefs, flag missing information, and clearly mark unverified items as **UNKNOWN** - Contact municipalities, utility departments, brokers, and other sources when online research isn't enough Pipeline & CRM - Manage and update GoHighLevel (CRM) daily - Keep the pipeline clean, organized, and accurate — no lead or deal falls through the cracks Marketing Support (as needed) - Voicemail drops and list building when the marketing pipeline needs a hand What Success Looks Like - Fast response to every inbound lead, high contact rate - Qualified leads moving smoothly through the pipeline - Deal briefs that are accurate, decision-useful, and clearly flag what's unverified - Clean, up-to-date CRM The Standard You won't be expected to make the final call on whether we buy a property, that's the principal's decision. Your job is to make sure that by the time a deal reaches their desk, the lead has been worked, the research is done, obvious problems are identified, and the open questions are clearly stated. We value accuracy over speed on research. Never guess. If something can't be verified, mark it UNKNOWN and note what's needed to verify it. Speed matters on lead response, accuracy matters on due diligence. Both matter, and this role holds both at once. Who This Role Is For - Strong communicator on the phone, fast responder, doesn't delay - Comfortable following up multiple times without losing the thread - Naturally curious, if handed a parcel and asked "what can we do with this?", your instinct is to start digging, not wait for a checklist - Strong critical thinker who can distinguish known facts from assumptions - Comfortable learning zoning, GIS, and municipal websites - Organized, system-driven, self-managed, and reliable - Can turn a pile of scattered information into a short, clear summary Who This Role Is NOT For - People who avoid calling - Slow responders - Overthinkers who delay action - Anyone looking for a cold-calling role (this is inbound, not cold calling) - Anyone who wants to stay in one lane (lead handling *or* research, not both) Requirements (Must Have) - Strong spoken and written English - Experience in real estate: lead management, inside sales, land/development, GIS, zoning, or underwriting - Comfortable talking on the phone daily - CRM experience (GoHighLevel preferred) - Strong Excel/Google Sheets skills - Extremely organized and detail-oriented - Reliable internet, quiet workspace, and computer Tools You'll Use - GoHighLevel (CRM) - Phone / SMS tools - Google Sheets - GIS and municipal record systems - AI tools (ChatGPT, Claude, Gemini, etc.) to accelerate research — with independent verification of anything material Compensation & Hours - $8/hour - 20 hours/week to start (can grow to full time) How to Apply (READ CAREFULLY) Your application must include ALL of the following, or it will not be reviewed: 1.
