They can be let together or separately, on a 2–3 year lease. The building is roughly a two-minute walk from Kwun Tong MTR station. We are looking for someone to find us a tenant by going direct to end-users rather than waiting on agents. Our ideal tenant is a small e-commerce business or a pharmaceutical / health product company that needs storage space alongside an office. The work has two parts: build a solid prospect list, then run a three-email sequence against it and pass us the leads. We will write the email copy. You do not need to be a copywriter. You need to be good at finding the right companies and the right people, and at getting emails delivered and answered. Important: this is a marketing and lead-generation role only. You will not negotiate terms, discuss rent, or represent us in any transaction. You generate and pass on interest; we handle every conversation from there. What you will deliver 1. Prospect list — Week 1 A researched list of 150 Hong Kong companies that plausibly need 3,000–7,000 sq ft of storage and/or office space. For each: Company name, website, industry segment Current address and district One line on why they're a fit A named decision-maker — Founder, GM, COO, Operations Manager, Supply Chain or Logistics Manager Verified business email, and LinkedIn URL where available Delivered as a Google Sheet. Bounce rate must be under 3% — verify with NeverBounce, ZeroBounce or similar and we'll reimburse the credits. We approve the list before any emails go out. Where to look. A good chunk of this list can be built from Hong Kong public registers, which most people miss: Department of Health, Drug Office — List of Licensed Wholesale Dealers (pharmaceutical wholesalers, with addresses) Department of Health, Medical Device Division — List of Importers (MDACS) DATA.GOV.HK — List of Registered Pharmaceutical Products (gives you the local agent behind each product) HKTDC supplier directory, filterable by industry and district Trade association member lists — HK Medical & Healthcare Device Industries Association, HK Electronic Industries Association, HK Exporters' Association Hong Kong e-commerce brands and marketplace sellers — including HKTVmall merchants, Shopify and Amazon sellers with HK operations Prioritise companies already based in Kwun Tong, Kowloon Bay, Ngau Tau Kok, San Po Kong or Yau Tong — they've already accepted this type of building and location, so they convert far better than a cold name. 2. Email campaign — Weeks 2–6 Set up sending infrastructure on a secondary domain we will register: SPF, DKIM and DMARC configured, and a 10–14 day mailbox warm-up before volume sending. Load our copy into a sequencer (Instantly, Smartlead, Lemlist or similar) and send a 3-email sequence — roughly Day 0, Day 4, Day 10. Sustainable volume: start at ~30–40 emails/day per mailbox and scale only as deliverability allows. Every email must carry accurate sender details and a working unsubscribe link, and opt-outs must be actioned immediately. Hong Kong's Unsolicited Electronic Messages Ordinance (Cap. 593) applies and we treat this as a contractual requirement. Monitor the inbox daily. Reply to every response within one business day using the holding reply we'll give you, and pass anything positive straight to us — hot leads by WhatsApp the same day. 3. Reporting — weekly A short weekly update: emails sent, open rate, reply rate, positive leads passed. Plus — the part we care about most — what people are actually saying. If twenty companies tell you the floor is too high or the price is wrong, that's a finding we want to hear, not a failure. At the end: final data, all replies categorised, and your view on what to change for a second round. What counts as a lead A real company that has expressed interest in seeing the space or learning more The contact is a decision-maker or directly involved in the space decision Their requirement is roughly 2,000–7,000 sq ft They know the location, the floor and the indicative rent, and are still interested Agents fishing for a listing don't count. Who we're looking for Required Proven B2B cold email experience — tell us reply rates and leads generated on past campaigns, with numbers Hands-on with a sending platform and with domain setup and deliverability (SPF, DKIM, DMARC, warm-up) Genuinely good at finding named contacts at private companies that aren't sitting in a database Strong written English Preferred Written Traditional Chinese (Hong Kong business register) Familiarity with the Hong Kong or Greater China B2B market Some overlap with Hong Kong business hours (UTC+8) No property qualification needed or expected.
