Licensed Architect (Residential Permit Sets)

Technical Design Consultant (Architectural Review & Permit Coordination) Project Description Avail Technical Design Group (ATDG) is seeking a licensed architect to provide technical consulting and design review services for a residential duplex permit development project in Arkansas. This is not a drafting position. The architectural layout and permit set will be developed by ATDG. The consultant will serve as a technical advisor throughout permit development to ensure the drawings are coordinated, complete, and suitable for permit submission. Scope of Services The consultant will provide technical guidance and design review throughout the permit development process, including: Participate in project kickoff meeting. Review the architectural permit set for constructability and completeness. Provide recommendations for improving the permit package. Review building code and architectural compliance issues. Review and coordinate structural information with the architectural drawings. Review MEP drawings for coordination with the architectural plans. Recommend additional architectural details, wall sections, and construction details as necessary. Identify missing information prior to client review and permit submission. Provide written review comments and recommendations. Answer technical questions throughout the project as needed. Coordinate with the ATDG project team during development. Meetings Included The consultant will participate in approximately four (4) virtual coordination meetings: Project Kickoff Meeting Pre-IFA (Internal Review) Coordination Meeting Post-IFA Review Meeting Final Permit Coordination Meeting Additional meetings may be requested by mutual agreement. Deliverables The consultant shall provide: Marked-up PDF review comments. Technical recommendations. Architectural coordination comments. Suggested sections and construction details. MEP coordination comments. Participation in project coordination meetings. Final technical review prior to permit completion. Exclusions This scope does not include: Architectural drafting. Preparation of permit drawings. Engineering calculations. Structural design. MEP design. Civil engineering. Construction administration. Sealing or stamping of documents. Ideal Qualifications Licensed Architect (preferred) Experience with residential permit documents Strong knowledge of construction detailing Experience coordinating architectural, structural, and MEP disciplines Experience performing quality control reviews of permit sets Excellent communication and collaboration skills
