Luxury Residential Estate Master Planning & Landscape Design

Luxury Residential Estate Outdoor Master Plan I am seeking an experienced landscape architect or estate designer to develop a comprehensive Outdoor Master Plan for a new luxury custom residence currently under construction in Roxbury, Connecticut. This is not a request for civil engineering, grading, drainage, or permitting. Those services are already being completed. Likewise, I am not looking for someone to simply prepare planting schedules or specify shrubs and trees. Instead, I am looking for a designer who understands how an entire property should function as an integrated outdoor living environment. The Project The home is currently under construction on a large rural property in western Connecticut. The objective is to develop an overall estate master plan that organizes and integrates the major outdoor spaces before detailed landscape design begins. Areas to be considered include: Overall arrival experience Driveway configuration and vehicle circulation Guest parking Walkway layout and pedestrian circulation Relationship between the driveway and front entrance Pool location and orientation Pool house placement Outdoor kitchen Fire pit Entertainment spaces Patios and terraces Connections between interior and exterior living spaces Outdoor "rooms" Privacy Long-range views Lighting concepts Conceptual planting zones (not detailed plant selections) The goal is to create an outdoor environment that feels intentional, timeless, and fully integrated with the architecture of the home. Existing Information The successful candidate will receive: Architectural plans Site survey Topographic information Engineering plans Drone photography Current construction photographs Additional measurements as required These documents will be provided after the initial interview process. Preferred Qualifications I strongly prefer designers with experience on high-end residential properties in the Northeastern United States or comparable cold-climate regions. Knowledge of: Freeze/thaw conditions Snow management Drainage Outdoor living in four-season climates is important. Experience with luxury residential estates is strongly preferred. Deliverables Initially, I am looking for a conceptual Estate Outdoor Master Plan, including: Overall site organization Hardscape layout Outdoor room organization Circulation Pool and accessory structure locations Material direction Conceptual planting areas Preliminary lighting concepts Perspective sketches or 3D visualizations (preferred) The project may evolve into additional phases as construction progresses.
